I love the land and natural beauty. But its def going to require maintenance. It may be fun initially but long term it might get old.

Chow : WOW, How many acres is this? It looks like fun to me. Is it big enough for an AG exemption. I think in most counties you need 10 acres plus land for the homestead.

Chow : With 13 acres you can get an AG exemption if you have Honey Bees. Polk county requires 6 - 12 hives depending on the size of the property. This is a list of what is required by county.

I would call and talk to someone to be sure of how many hives you would have to have. If the property already has an AG exemption I would keep it and then get into bees and drop the original exemption if I wanted to. The county will tell you how it all works. Bees are a good thing and it is very rewarding.

My girlfriend is a beekeeper. She has her hives on a farm out in Crosby. He lets her use a tiny part of the land and he gets the Ag exemption. She goes out every few months to check on her bees so she's not a bother.

I have a friend that bought a mini ranch in Liberty county. He lives in Houston and this place is his play project. It is lovely but he is working on it all the time- but work is his idea of play. He is always adding something, fixing something, or just doing the upkeep. His wife is just like him- can't sit down, has to be doing something all the time. So it fits them perfectly.
He has a big party barn with more grilling things than a BBQ restaurant . He has an annual sausage making fest and he provides all the meat and has the professional sausage making equipment. The friends and family showup to help make the wurst and go home with a nice bunch of homemade sausage.
It is beautiful land that he has seeded with wildflowers. He has tractors, 4-wheelers, and every man toy. His grandkids love spending weekends and every family holiday there. For me it is a lovely place to visit but I wouldn't want to live there full time.
