It's hard to tell what came first the chicken or the egg however, all leases require that the tenant maintain their AC units. It is never the responsibility of the property owner.

FreebyrdII : I would think the opposite. The owner of the home/building etc is responsible.

FreebyrdII : Oh I don't doubt you at all friend as you would certainly know. I was just surprised. I was thinking of rental homes like Sweetie has and she is responsibile for repairs and maintenance.

cbear : I agree with you. If it's residential it falls on the owner of the property. I have a family member in a rental & I have two family members that have rentals. Not sure about commercial properties though.

FatCop : That is a sign not to use this company for dental work. I would have to say it is the tenant at fault in this situation. Maybe the AC is broken but they know it is their responsibility. It seems they need to pay their bills and fix that AC if they want to keep that office space.
