UPDATE: Yonutz has reopened as of Jan 2026!

We went once but didn't really enjoy it. I had a breakfast croissant that was the worst I've ever had. Instant regret. I took a bite of my partner's donut and it was way too sweet. For the price, it just wasn't worth it, in my opinion. They had some pretty-looking donuts, but it's not a place we'd go back to. I feel bad for the owner. Hope they find another opportunity somewhere else to give it another shot, even if it's a different kind of business.

What would you expect him or her to do? It's private property commercially zoned and rented or leased to make a profit, rented to an entity who thinks they can run a business from that rented property and make a profit. The govt seldom intervenes in these situations.

Property owners need a break on their high costs, so renters can afford to open new businesses & flourish here.🙏

This is exactly what I was thinking. .. some owners just don't know what they are doing? If you've failed before, you need to hire a business analyst to come in and help you get your business to the right spot with the correct prices. I've never seen Yonut, though I've seen a promo for it and thought...I'll go at some point (never did). They are better suited to be by high tourist areas like the Galleria... IF they desire to be in a suburban area, at least have a drive through and be prepared to have your standard donuts on the menu like donut holes and glazed for a competitive price. Pearland is a busier city... if you failed there, chances are you might not make it here. Hate that I didn't try them.

Same is true when buying a home.
Location does matter. I suspect rent would be one of the major costs.

Do the retail owners do the bait and switch that they did in the past? Offer a good rental rate for space and them hit them with huge increase when lease renews?

Yonutz is not currently in business at its original Houston and Pearland locations. Both the Houston Yelp page says and Pearland Yelp page indicates locations are listed as "CLOSED" on Yelp. However, Yonutz is undergoing a rebrand and nationwide expansion as a franchise. They are also planning to open a new location in The Woodlands, TX, in the winter of 2025.

A lot of the strip mall businesses don't really have seating. I think that's a problem. Obviously some do like Ann's or the Flying Biscuit. But even the Baskin Robbins has, like, two sad two-person tables. What are you doing to do when you go for ice cream? Take it to go and eat an ice cream cone in the car when you drive? Stand in the baking hot parking lot and eat it? Yonuts was kinda similar, a few small tables but not the kind of atmosphere you'd want to spend time in. That'd make it less practical to enjoy their "smashed donuts" things with ice cream. And the donuts themselves? Fine, they're donuts. But there's plenty of donut shops around, and most of them cheaper.Kingwood in general has a problem of food businesses not having the kind of environment you actually want to, you know, eat at. This is probably a symptom of everything being a dang strip mall.
