Also do a,survey of your yard to check for utilities. Call 811.

If you not going to put it on a concrete base use concrete risers and fill in with gravel or you will get rodents living under it.

I built a 4x8 lean-to shed on concrete blocks in the back corner of my property, next to the fence. Same Hardi siding and same color as the rest of the house. About 7-feet tall so the high-side just clears the fence between me and the neighbors. Shingle roof so it blends in. It's not enough room to work in, but it houses all the tools and equipment that i don't want in the garage. Never heard a peep from HOA, and I'm on a corner lot. Presumably because it's just not tall enough to be noticed.
In any case ask for forgiveness, not permission from HOA goons.

Can you post a picture of your shed, just for my inspiration? have you estimate how much it cost you in material supply?

RunFromNYC : I read through my hood's architectural guidelines and got approval before I built mine (10' x 10' wood on blocks). It took a week or two for approval.The plastic ones they sell now have some nice features, are easy to put together, and stay under 8' high. Probably easy enough to conceal in some part of your backyard that isn't visible from the street.

We have a storage building. HOA guidelines require it be on your property and not on an easement and restricts the size and materials. Thankfully we always get HOA approval before doing anything visible from the street as a neighbor complained to the HOA. We were approved, her complaint was unreasonable, and the HOA had to deal with her.

Regarding HOA permissions. Do they inspect property in process of approving or after finishing contraction?

RunFromNYC : My HOA just asked for a platte of the property, with a crude drawing of where the shed would be located, and the type of materials to be used in building it. One dude came out before I started construction to see the actual spot, and suggested I just check with neighbors to see if they would mind, as they would be able to see the shed from their house. He approved the project, but I did double check with my neighbors before I began construction since I was spending the money and doing the work.

Be aware that your tax bill will increase. The shed's value plus the flood control tax for the decrease in absorption area of the footprint. Not a huge amount; just be aware.

RunFromNYC :Most HOA's only care if the shed will be protruding over the fence and visible from the street....They care mostly about "curb appeal" type stuff....I'll give only one tip on the shed itself....Make the flooring off the ground....Maybe setting on cinder blocks or bricks....That will keep your shed much drier inside, especially during those flood type rains...If you keep lawn mowers and such in it, you may need to build a ramp too since it will be off the ground, but it's worth it to keep things inside "dry".....
