cbear : Oh, believe me - what I wrote is just the tip of the iceberg with her.

TEXASGIRLMAMMA : I have no idea about anything KSA. I was told pay HOA and Trails fees, that's it. KSA Maybe is River Grove and East end park. I think the HOA,s pays KSA.

KSA is local and has a vested interest in our community. Complain all you want, but know that with each flood / freeze / hurricane, they are there to band the community together since they represent so much of it and to get Kingwood back on its feet. There are people who work in that office who give their career to keeping Kingwood a nice place to live. I seriously hope that communities in Kingwood stay banded together for local representation. Think about what makes Kingwood different - clean trails, shared HOA ownership in a boatdock, maintained medians, East End Park…. You may not like her and it can be fun to complain, but having dealt with multiple management companies, they do their job well.

TEXASGIRLMAMMA : Apparently every sale, buy refi, etc needs her to confirm that the fees owed to the HOA and the Trails association are paid and current. She charges approx. $200 EACH for what surely must be a 15 second check into her own computer system to see if fees are paid up to date. That's $200 for HOA confirmation and $200 for Trails. I remember that my total at closing paid to HER was more than my yearly HOA and Trails fees. I wrote her and asked her how she came up with those fee amounts. All I could get from her was "call me." I told her I wanted the answer in writing. She refused to do so. A private business that has the ability to foreclose on someones house must be more responsible, responsive and transparent than this. Dealing with her is like dealing with the Mafia. Her way or the highway.

cbear : Run for the board.

They just vote themselves back into office.
What village?
mattem : Unfortunately/Fortunately it's part of the price of living here. However it is best that you and a few like minded neighbors attend all of the HOA meetings. The boards are very clickish and non responsive. To make a difference, it needs more than one or two homeowners to attend and participate at the monthly meetings. However most of our community is infatuated with DC & national matters.

luv2eatsushi : No, they don't. Stop kidding yourself. Familiarized yourself with your association's bylaws. There must be a quorum (in MBV it's 10%) of homeowners to make the vote meet its requirements. So, unless your association has 11 board members and only 100 homes, then it violates the bylaws. What village?
Read some of the articles by Bob Rehak and familiarize yourself with all they are doing. It's a small crew - more people would equal more speed, but would also equal more money, so I assume you don't want things moving any faster at the cost that would be required. As far as the transfer fee, I know others charge the same fee, so that's a moot point.
We have a similar situation in DEER COVE. We are located just past the pond on Woodland Hills Drive . We have our own HOA and we also have to pay Trailwood HOA fees. We don't have a pool so the only large benefit we get is the use of their pool. I don't know how many people use it. We also get some discount on garbage collection that is private and not city. It should be city. We are not allowed to vote in Trailwood or have anyone on the board. Seems very non democratic to me. It goes back to when the developer set up the DEER COVE community. It's getting expensive to live here. The board in DEER COVE had been horrific for the last 5 years or so. They did nothing to really keep the community standards up and they really had no idea how to manage things. They all resigned except one person just before the last yearly meeting last September so I hope things will improve.
I wish Elm grove would go back to letting its residents go to other pools. They lady last year told me Cause our pool was so popular that they had to limit the guests. Pool is not busy more than half the time.
