detachedgarage : The problem with this is with the new commission setup, both sides agents have a percentage they will accept, so you may want to be flexible or your house will set there for a while with neither realtors wanting to mess with it. The new rules even can have the buyer paying realtor fees which is the dumbest thing I've ever heard. We can thank California for this new rule.

sweetie : When we sold one of our places, our realtor cut us a deal when we used her for both the sale and the purchase of the new one. I also used an old HS classmate/Realtor, to sell my Mom's home after her passing. She did reduce her fee slightly, because our families had been friends for decades, but she offered that, it wasn't asked of her.
 
donnatella : Right. I have a realtor who we bought and sold from who helped us buy and sell to flip houses. She would give us a discount too. The new commission set up is nuts now.

Doesn't hurt to ask. We had an agent years ago do this for paperwork only. We found the buyer and they worked with the title company and closed for us. Good luck on your sale.

I am trying, but I live out of state. So was hoping to for sale by owner quickly otherwise I will list with and agent.

detachedgarage : Someone from Clearlake is really not going to do your sell justice. You can get a realtor to list your house and tell them you want the buyer to pay the fee. They're doing that now.

sweetie : I was thinking they would just passively list it, add a lock box then try to handle everything remotely. Driving back and forth from Clear Lake will eat up 1% very quickly.

donnatella : That's not just the problem. There's no other realtors that's going to show that house thinking they're just going to get a half of a percent.. it wouldn't be worth their time. Because you know the realtor splits commission .. half of commission goes to the sellers realtor and half commission goes to buyers Realtor . Well, there's nothing left when you have a half of a one percent.

sweetie : True. I'm all for a good deal or discount, but you still have to fairly and adequately pay people for their time and work.

donnatella : Absolutely. And I don't know of a realtor that would work for half of a percent. But the good news for a seller now is that they changed the commission rules last year where now when you are asked if you want to pay the commission or do you want the buyer to pay the commission you can now say the buyer. Now in this case that's what he could do but you're not going to get very many buyers that want to buy a house and pay for the commission.
