Now in this case that's what he could do but you're not going to get very many buyers that want to buy a house and pay for the commission.

sweetie : Buyer might want to come back and want you to pay closing costs in exchange or make some other concession to make up that difference. It will eventually cost you one way or another.
1% is very common and easy to find. No hand holding, they just drag and drop and click a button.
You may need to sweeten the deal. Such as sell for 1% but you will buy with them which probably means they would get 3% from the seller of the property you are purchasing. They will probably counter 2%. Our realtor received 5% with a buying and selling guarantee . If you just want a service to list on a site and a lock box, you probably could find 1%. Think it is called red something, I forget the name of it.
I sold a house in Kingwood at 1 percent sellers fee.
They don't do anything until someone makes an offer, except upload pictures. That's 5000.00 for handling a closing, on a 500000 dollar home. Which is not even high end now.
I went to a small realtor in Porter.
I believe the laws have changed on fees anyway.
