Real easy solution here folks follow the rules and you wont ever be facing fines. I like the idea myself, it is too hard to get residents to clean up or fix problems.

FLUFFYCAKES : Amen. HOA's have the power to force mow (from our dues) and attach fees for repayment if need be. They refuse. I've literally been given some insane excuses for why the HOA wont do this. One is they don't wanna get shot. Lol then what good is moving to an HOA community if not for the protection of neighborhood decline?

TEXASGIRLMAMMA : Neither have I, but the person asking the question was wondering how it would effect her work vehicles and the board member decided to spin the new rules as only being large vehicles which I have never seen in NWH. 4951

@Barhopper123 : HOAs are meant to protect the developer during the build out of the properties , but continue on afterwards as a means of ensuring property values. Most HOAs have the power to foreclose on your home, for violations. Thats what your HOA should be doing for those that fail to pay their dues, and follow the deed restrictions. It takes time, money and effort on the boards part to make it happen. But it can get it done, on the day of the foreclosure the property owner will suddenly pay the fines/fees and resolve the outstanding issues, as well as pay for the miserable lawyers. Kingwood's HOAs look weak and fail to maintain the neighborhoods. Part of the issue is the renters and the low HOA fees. Renters are like apartments, and ruin neighborhoods. 4951

frebu : Oh don't even get me started. At least now they've made the pool private (for our use only). Used to be open to public. Boy what a fit was thrown over that. Porter day care brought van loads of their kiddies in daily - so much so that we who own the pool couldn't even get a big toe in the pool from 11 -2.

Seriously? Open to the public? That would have put me in meltdown mode. Our pool has an electronic card that you have to scan in with. It holds people accountable 4951
