I can't imagine not having a home inspection. Especially with new construction.

A bunch of those homes in the section that sits behind Elm Grove were framed and never finished for years! That wood was left out to the elements for at least 5 years and then finished so I can imagine the mold or termites in those walls!

House inspections, even on new construction is very important. This YouTube channel is the Houston area. I learn a lot from this guy, he finds so much, very detailed and he is really good at what he does. I have met him. Cool guy. Video Title: Seeing This More And More On New Construction #thataintright
Funny, this was recently in the news about homeowner who did NOT get an inspection because it was brand new. Turned out that there were major problems which cost them thousands later on.

It cost me $50 a month to take my mortgage from a 30 year loan to 15 year loan. That my friend was a no brainer.
Many of these new developments seem to be built on fill dirt. Especially along 1314 and 242. The house may pass inspection now but could have foundation issues in 5 years.
SarcasmWins, Texasdad and RaggedyAnn reacted The house we rented in Conroe was in Rivershire, homes were built in 1976 using steel and galvanized pipe. The last year we were there they had to repipe all the sewer lines, the gas line, and the ac pipe broke molding out the built in cabinet in the hall bath. This went on from May thru September and I can only imagine what the neighbors were thinking. If our pipes were cracking, breaking/ collapsing in, what about the other homes. They already put a new ac unit on it the summer before. Of course the cracks were everywhere from settling and I could only imagine the shape now that they dug 4 - 40 foot tunnels under, one on each side going all the way to the center of the backyard.
