A little about me: hello everyone! I have a good friend who has lived in Kingwood for many years, and I am thinking of making the move myself.
It would be just myself and my two kitties😻
I would be renting (at least to begin with) and I'm looking at two apartment complexes in particular near the town center. Have any of you had experience with either the Oaks Of Kingwood or Town Crossing apartments, and are willing to share feedback?

Col76 : Hello and welcome to the forum and please, join in the chatter! I have a friend who lived in The Oaks (this is across from Creekwood Middle) and had no problems. Just know that the Town center apartments flooded during Harvey. Harvey was a 1000 year storm so not likely to happen again. Just thought that you should know.
Col76 : I'm not sure what " Town Center apartments" is but all the apartments south of kingwood drive near the High school and town center flooded. Water came across Kingwood drive into Heb and beyond-you can see the flood mark noted on the wall by the butcher counter. I don't think the Oaks flooded. They are old so won't have amenities. Also, check the overhead power grid lines if you are sensitive to that. They do have less turnover and less young people so it's more of a community feel.
cbear : Thank you for this feedback! I have come across some posts online about the Town Crossings, apartments being prone to flooding, though nothing about the Oaks flooding. This has led me to lean more towards the Oaks.
It's difficult to really know since I don't live in the area.
Col76 : You might consider the Marquis at Kingwood, it is at the Front of KW. Easy access to KW itself, HEB, Kroger, and more; it is amongst a neighborhood, so there are greenbelts, parks and more to enjoy, within easy walking distance. I lived there for 2 years and found it safe, and management was responsive. These were built as condos, and have a nice laundry/storage room, in each apartment. They were updated just a few years ago, and have granite counter tops, etc. Another good thing about this complex is that it is EASY to get to from Highway 59., yet you are not on the highway feeder ( you never want that) . It is a quiet complex. You are not deep down Northpark or Kingwood Drive, and can easily get anywhere from the apartments. They did just build a fire station across from the small school near the complex, but just make sure you are in a unit on the opposite side, and you will be fine. They did not flood during Hurricane Harvey.

I was referring to the Town CenterCrossing Apartments on Ben's Branch Drive, so it seems this might be in the area you are referring to prone to flooding.
Col76 : You're welcome! Be sure to ask if they have any discounts or specials! Since there are other apartment complexes being built in this area, they Should be trying to win your business!
Col76 : I'm pretty sure those apartments on Ben's branch had some first floor flooding. In case you are not familiar with flooding…it doesn't matter of it's 2 inches or 2 feet….as soon as the water goes away, the mold has already begun going up walls throughout first floor and second floor. If they wait more than a day to pull carpet and cut wallboard above flood level, mold sets in. Don't let them say it was only a little water or it was only the first floor because mold spreads by the day. Those apartments across from the high school were not remediated right away, and they still have mold problems.

Can't offer any info on rentals, but hopefully, you'll find excellent housing. Just be aware of flood zones & get Renters Insurance!❤️
Wiseowl : You are right on all accounts. I had friends living in the Ben's Branch apts, and also, the other apts in that area. It was a mess and management was not very helpful, in letting them out of their leases, until they got a lawyer.

Col76 : The Oaks are an older complex. The Town Center Apartments are newer and more modern. Remember, the closer you get to the river the greater risk of flooding during heavy rains and dam releases upstream. The Oaks will be the safer bet as far as flooding is concerned.
CaffeineFree : Thank you for your input! This is kind of where my thinking is going… it's nice to have all the bells and whistles of a more modern complex,but it's even nicer to live in a complex that is not prone to flooding and associated issues such as mold mentioned
