Greentree Sand Creek Trail residents? Does anyone know what the big bill I got today is for, that only says "Assessment"?  I'm still confused by the many randomly-timed bills that I get. I just don't know what this is FOR. My house is supposedly in Kings Crossing.

We received one for HOA and one for the Trails (greenbelt). And, yes, we are in Sand Creek. Wonder how the mistake was made.

Thank you for replying! Did you also get a very recent "assessment" bill?
I also get an HOA bill and a separate trails and pool bill, but both earlier in the year. No clue what this one is for.
I never even use the trails and have no clue where the pool even is. I never got a welcome/message about the supposed pool. But there ya go.

Yes! Thanks, I was looking only on the invoice area and didn't notice that down there. Now I get that they bill you separately for trails and for pools/parks/entrances at different times of year.

Not sure how long you have lived here but Sand Creek has 2 HOA's one for Trail and the other for The village. Before you purchased your home your Realtor should have informed about the HOA fees. Also you should have been given the deed restrictions and explanation documents by the Title company at closing. If you did not you need to call the title company . Both HOA's are required to provide the documents to the Title companies. And if you still want to know what your money is paying for go to the meetings. The Sand Creek Village is the 3rd Monday of the month. Not sure about the trails.

I was told about the HOA fees, but not the separate bills for pool and trails, so I was confused. I'm glad I asked here. The HOA bill comes around the end of the year, but the trails bill comes in summer. It's also confusing that I'm in Kings Crossing but get billed by Greentree Sand Creek. I thought those are all separate "villages."

HappyinTX : From my understanding. Trails: every house in Kingwood pays the same amount for the upkeep of our many trails. POA: this is for the pools, maintenance of all village entrances and any greenspace. *You can utilize any Kingwood pool (there might be one pool that is an exception to that, but I can't recall which one).
We are in Greentree and just received our two bills in the mail, so not sure about Kings Crossing and why you received an additional one at the end of the year. As stated before, you should have been given a disclosure at time of closing. If you lease, then normally the owner pays these fees unless noted differently in your lease.

I own the house, but it's not in Greentree. I only got one bill this summer and one bill last summer, both for Greentree trails. I haven't received a separate summer bill like you get for pools. But I do get a separate bill end of the year for HOA fees.

HappyinTX : Don't you guys have a neighborhood pool in Kings Crossing?

Yes there is one, but I've never been to it. I'm guessing the pool fees are included with the HOA fees, but the trails fees go to Greentree Sand Creek.

While we're on this subject, there is no budget info for the trails assessment. Why on earth does it continue to climb? There's absolutely no reason for it to go up yet again this year. I remember when it was less than $100.

How do we see the breakdown for the trails budget & get detail as to why they continue to raise it?
