Ruger5 : It is so bad. Especially for those of us now living paycheck to paycheck when 3 years ago things were quite comfortable. Why do y'all think I'm up all night long? My mind won't shut off & my stress limit is to the max. I'm about to start selling stuff that I rather not part with but at least I'll get the money from it. Ugh.

StormChaser : I'm sorry you can not sleep over all this crap and I understand. If you have to sell your stuff remember you can always get more stuff when things get better. I know it seems bad but it will not always be bad. In life there are always ups and downs. What is going on now will change. Prayers for you!

StormChaser : We received our renewal today. $542, exactly what it was last year. For once, something didn't go up in price.

MissAmericanPie : Also, for the contents, they give you depreciated value, not replacement value. So if you have a 5 year-old frig, they give you 50% of what you paid for the frig. Would be hard to get to $100k.

buffaloglenn : And YET they automatically set all the limits high, don't offer to negotiate or even tell you you can. Such BS

CaffeineFree : I'm impressed. Wonder why it didn't go up. From what was posted I thought ours were all going up to cover those that flood.

NeverPayRetail : There is no such thing as private food insurance because they outlawed then. It's alll through FEMA unfortunately. If you pay it through your insurance company, it's still through FEMA.

StormChaser

No you can. Usually people do it when they need more than than the standard $250 limit coverage that exists with FEMA plans. I've heard the private companies are dropping prices to get bus iness from the rest of them now tho. So worth checking into.

I'll get the info brb

" You should also compare quotes from private flood insurance companies to make sure you're getting the cheapest rates.

Private flood insurance policies typically have similar or lower rates than you'll get from the NFIP. You will usually have more options to customize your policy, too.

Many companies sell both private and NIFP insurance, including:

Assurant
Allstate
Liberty Mutual
Wright National Flood
Tokio Marine
The Hanover
Progressive
Texas homeowners can also buy private flood insurance from well-known national insurance companies like Chubb and Nationwide along with lots of lesser-known options. You will probably have to work with an insurance agent to get a private flood insurance policy."

Risk Rating 2.0 hit everyone hard, well a few saw a tiny discount but most people it went up. Risk Rating 2.0 is currently in court though from a lot of states suing the feds over it. Private is out there BUT if you are high risk many will not cover you, they could go out of buisness at any time, and many will allow you 1 flood and drop you anyways. FEMA still has the best flood product overall. Especially with the oversite you get

Maver1ck :
Ok. I was curious and agree…an increase of that magnitude seems unreasonable for an X zone. I wonder if the X places rate hikes are designed to help pay for folks who bought in flood areas?

Maver1ck : Everyone went up. It has a bunch of steps involved to figure it out now. Your zone really doesn't mean what it used to for rates

Chiza : Ugh. I just looked and I'm dropping some of my coverage. The amount you're insured for is not a guaranteed amount given if you flood, but an "up to" amount. I don't think I have $150,000 worth of replaceable property in my downstairs so so I'm going to lower that. Same with the total coverage amount. My home owners would cover part, so having such a high amount is not necessary. It should drop it from that $700+ to $500, which is at least something.

StormChaser : Few things to keep in mind but your Coverage A (building) needs to be 250k (the statutory limit) or 80% of the replacement cost to rebuild your home now or you will NOT get replacement cost (RCV) and will be paid on an actual cash value (ACV) payout. Some items are always ACV like appliances and carpet

StormChaser: I changed mine and saved a chunk, They automatically set your policy limits at the highest. They are negotiable. Contents for instance…$100k for just my downstairs furniture and stuff? Nope.

MissAmericanPie : Coverage B (Personal Property/contents) is always paid actual cash value too. So if you had $50,000 of damaged items down there and have $1,000 deductible you're already to $49,000 then depreciation may drop you to say $40,000. So, this is an area people can save some money in usually
