No. I use the center of the road of Kingwood drive and Forest Garden as my minimum elevation….its about 55 feet. Years before Harvey I saw people canoeing across Kingwood Drive at that location on multiple occasions so I would go at least 65 feet to buy a house. I think HEB is around 50 feet. Check Google Earth before buying a house.

SpaceCat : I would. We recently sold our house which took on a foot of water in Harvey. It was nicely remodeled and we got a reasonable price for it. Harvey was the only time in its 50 year history that water even came up in the yard. Saying that, I will carry flood insurance for any house in Kingwood.

Hard pass for me! When we looked at houses here we always looked at flood risk and if the house was near a wash. Just too old to do that

No but i have seen & been in several homes that have been remodeled. They look all very nice & I know they were all very well repaired. I personally love their homes but I don't need a big house. big house means more issues & more money.

I just don't think I have it in me to deal with all the dirty mess. I helped friends after Harvey and I still have PTSD from that.

I've delt with so much water damage in the past 4 years...it's horrendous. I don't know what it's like to flood from a natural disaster...but I do know, I don't wanna deal with a water loss again. That being said...Harvey was an anomaly. Idk if it will ever happen again, but many of the homes that flooded, flooded bc of Lake Conroe...and I know many of those homeowners have done everything to make their home right....it was a tragic event...I wouldn't say no, but I wouldn't say yes....I'd have to look at everything.

We are at 81 ft and water came half way up our yard on Tax Day in Sherwood Trails due to drainage blocked in the river. Never been flooded.

Only if I could raise it or fill in the bottom floor with cement like the did in Galveston after the big storm. I don't see HOA okay that.

mutton : Flood insurance is not priced based on previous floods, but rather on location (floodplain risk). Our last flood premium was about $900/year, for our house that did flood during Harvey.
