Cheap insurance. Think about the cost of replacing every cabinet in your home, along with flooring, sheetrock, insulation, and more. Plus you will need to bring everything up to current building code. You gonna salvage all the stuff in your cabinets? Not me, I'll pay $100 per month for flood insurance, and we are at 95 feet and almost flooded.

For both my first home in Kingwood and current home, I selected a location well above the flood plain, and even assessed local drainage and low points. I figured it was a safe bet that I didn't need flood insurance.Then Harvey happened. Neither location came close to flooding, but the overwhelming volume of water that overflowed Lake Houston became very telling. Never underestimate the ability of humans to recklessly and carelessly screw up. Lake Conroe is 200 feet above sea level. Do you trust the humans who manage the water release? Do you trust the humans who maintain the dam and gates?Do you feel safe enough to not carry flood insurance until the Lake Houston gates are expanded in 2029? 2030? or later?I don't. I might consider not carrying flood insurance when those tainter gates are completed, but I will continue with flood coverage until then.

We live in Porter in a flood zone and its cheap enough, $450 a year so we keep it. I was told by my insurance agent that "rising" water is considered flood. So if my toilets overflowed and flooded the house its flood insurance, not homeowners. I never fact checked it but its worth asking..

teatime : Yes, I had it in Elm Grove when we flooded. Many did not. Devastating. I will always have it even though we are higher now and this home has never flooded. Worth it!

We bought flood insurance after Harvey. Never flooded, but they were launching rescue boats one street from us.

teatime: I always recommend flood insurance if water has gotten somewhat close to your home. If you are elevated and far from the SanJac River you should be fine. I didn't flood during harvey, as a matter of fact the water didn't even come close, and i thought i was fine. I stopped renewing flood insurance shortly after, then Imelda rolled around and flooded my house in a little over 2 hours of heavy rainfall. I learned my lesson thats for sure
