Did anyone except me, complete a property Appraisal with Montgo

I filed one with Harris County and it took them 3 weeks to deny me. No surprise there!

NeenaC0629 : I submitted mine a few weeks ago and have not heard anything yet.

I was appraised at 225,000 for less that 1500 sq ft house! I gave reasons to knock it down to 198,000. They came back with 206,000. Trying to figure out if we should fight it.

luannski : That's about $137/sq ft. Most homes in Kingwood are selling for more than that, just as a reference.

luannski : I'd just accept it...If you fight it the other appraisers may actually give you a worse deal...I challenge mine online every year and just accept, as they do lower it....My reasoning is that I could challenge and then end up in a wreck driving to the appraisal office....All trying to save a few bucks and end up spending much more inluding the headache.....Not worth it to me...

luannski : I have been doing this for a number of years and I see it as a 3 step process and you have to say before the deadline that you want to protest with the board.

They will then come back with the 1st offer which it sounds like you have gotten that. Then you can look at their comps and more from the uploaded info that HCAD presents. they you can go to HAR.com and se the pics of the houses and compare yours to their comps. If they are renovated vs original etc and more, you can take the time to put together a written plan outlining your reasoning.Offer 2
If you take the time to do a written plan, then they will take it to an informal meeting with someone from HCAD and it is done online. I have always gotten better results that the first offer with this step but it takes some time and research to do it. They will give you an offer and that is when I usually take that one. I don't want to take my chances with a review, in person, with the board.Offer 3
