I think most is 3% for seller and 3% for buyer. 6% combined. But some do offer 1% sellers fee.

Last thing I want to do is sidetrack your thread or be a contrarian, but do you really want to be the least profitable home in your selling agents portfolio? If he or she has multiple homes to sell, and on one they get 1% and on the rest they get 3%, I'd think they're going to be a whole lot more motivated to sell the 3% homes and put in a lot more effort to do so. I'd think that's just human nature. Anyway, good luck, I hope it works out for you.

detachedgarage : no you're not going to find that. It's 6% you might find one that I'll do it for 5% if you negotiate with them or if you've listed other homes with them. You can do a for sale owner.com . I don't remember how much you pay to list on there.

sweetie : When we sold one of our places, our realtor cut us a deal when we used her for both the sale and the purchase of the new one.
 
I also used an old HS classmate/Realtor, to sell my Mom's home after her passing. She did reduce her fee slightly, because our families had been friends for decades, but she offered that, it wasn't asked of her.
