When do I tell renters to drip water and open their cabinet doors under the sink and how long should they do that?
sweetie : I personally am going to start the drip when the temps hit 32. Not taking chances on broken pipes etc. Doing the same with the ...running the pump. Oh yay. We get to have a high gas bill from the cold and a higher than normal water and electric too at the time of year! Rrrrrrr.
buffaloglenn : so they can turn the water dripping off in the mornings?

Still best to turn the water to the unit OFF and evacutate the lines.

As a renter I treat my rental like my own home. After all, when the **** hits the fan, it's my mess to clean up. I don't like sudden catastrophes and I try to prevent anything I can. I always drip the water and open cabinets. The attic is not being opened as I'm highly sensitive to insulation. It's old and wide open up there.
I sign an agreement to care for the rental within reason. I think because our leasing company already sent alerts, I'd have communicated with all my tenants, stressing the importance of dripping the water and opening cabinets. Don't forget to either go out and wrap those outside pipes or have them do it. I bought hose bib bags for our outside faucets last year and they do great. Got mine from temu before I needed them.

I get up every two hours and run the water for a few minutes and flush all the toilets. I also wait and run my dishwasher during the middle of the night.
I leave all the cabinets and closet doors open. I haven't ever dripped faucets or opened the attic.

I would not like the idea of trusting renters with protecting the integrity of my property.
