sweetie : I had Old Republic. Whenever I had a problem, the cust service rep would tell me how to fix it or try youtube videos. It expired and I did'nt renew. Don't miss it either. And don't let a realtor talk you into it.
 
@billcherie2 : I have it on my rental houses. I've had an air conditioner replaced on one . I've had a $1400 double oven replaced on a different one. I've had a plumbing problem that they fixed no cost to me. I had a $350 microwave that they replaced. I really can't complain. No cost to me at all 4951

@MoonRiver : Old republic has different plants I got the platinum it's the most expensive but you can get a bronze or silver. And it's gonna run you about 450 I think just look on their website 4951

American Home Shield
Worth every penny. We've had them for various homes we've owned and they have repaired or replaced what has been needed. 4951

when we bought our current home, it was newly built, they offered a 10-year warranty. We lost the paperwork of it, and the builder never replied to our inquiries. 4951

You can sign up with TXU Energy for a home warranty for AC & Heat. $25.95/mo, $125.00 service calls. Don't sign up!
The companies are either not rated by BBB or have very low ( D ) rating.
If they happen to show up, the techs will say that the problem is not covered by the warranty, won't do the work that is covered, take the $125.00 service fee, leave & never get back in touch.

I had American Home Shield, it came with the house when I bought it. They were a total scam. About 10 months into the one year term, one of the water heaters went out. Of course like most homes here in the Houston area, my water heaters are in the attic. American Home Shield sent their contractor to my home upon us filing the claim with them. Their contractor wanted extra money to "bring the installation up to code". Extra to remove the old one. Extra because it was in the attic. Extra because they had to build a "rig" to get it in and out of the attic. A few other extras as well that I can't even remember.
 
It turns out that I learned later that they pay their contractors virtually nothing, and the only way these guys make any money when contracted by American Home Shield is by soaking you for as many extras as possible. I called American Home Shield and told them what was happening, and asked for another contractor to be sent to my home. They refused to send another contractor, testily telling me that you get one and only only sent. If (when) he tries to rip you off, you have no other alternative. Of course the contractors know this is the policy, and it empowers them and you're helpless.
 
I went to Home Depot, bought a better quality heater myself, had a local handyman that we used at the time pick it up, install it and take the old one out. No "rig" needed. NO complaints, no extra charges. Our total cost was about $1,000 less paying cash than using the so called "home warranty". American Home Shield are borderline criminals. Stay far, far away. 4951

We use American Home Shield. No problems at all. Mikey (KW Air Solutions) was out here last Friday. 4951
