I wouldn't recommend a home warranty company. Read the BBB complaints on all of them...

Do not get one.
 
All are scammers, imo.
 
Sure they say they will replace your ac. Yet when the time comes they will not do a thing. There is always a loophole for them to get out.
 
We have really good repair companies here, and they are affordable. Save that 400 a year and put that money aside for replacing things.
 
Kingwood Air and Madd Air are both great affordable a/c companies. Paul's Appliance can repair most any appliance very affordably. Preferred Electric is affordable and good to deal with for any electric issues. Still looking for a good plumber, but Jarreds and LesCon are OK.

@MoonRiver : I had Old Republic on the house when I bought it. They actually did well on the needed items the first year.

When I purchased a home it came with a 1 year American home shield warranty, they fixed nothing, seller wasted money on that. Nothing covered. AC went out did not cover quoted $15,000 had AC friend install all new plus furnace and ducts for $4800 16 seer Carrier. Friend deal and I helped. then water heater had issue was told I needed a new one and not covered, quoted 3800 all it was the pilot light blew out, I relit been working for 3 years, highly recommend not to buy save your money. They also send out the worse sub contractors I have ever had dealt with.

We're selling our house and have to provide a year of Home Warranty Service. I agree that most of them are a waste of money, but it's part of the sale contract
I'll check out Old Republic.

I had one came with house. Almost always never same company that shows up! After a couple years cancelled it.

@MoonRiver : They aren't worth it. There is a clause for an excuse for every item you want covered in the warranty. I don't know their hiring practices for their contractors but I would guess lowest bidders get the contract.

@sweetie : I had Old Republic. Whenever I had a problem, the cust service rep would tell me how to fix it or try youtube videos. It expired and I did'nt renew. Don't miss it either. And don't let a realtor talk you into it.

@MoonRiver : They're all the same, they'll do everything they can to not cover whatever your problem is. And even if it is something they can cover, they work with people that are paid so little by them that they put you far down on the list. So if say you need someone to fix your toilet, they won't schedule someone to come out sooner than 3-4 days out.
 
They're not worth it.
