Doddlebug50 :
Because Kingwood never intended to be commercialized like The Woodlands. This is why so many residents were disappointed when Insperity erected their imposingly large complex right up front.

Then the SALEABILITY of Kingwood is very limited….people want convenient and safe shopping. Valley Ranch has had a problem with crime…I feel we will see a new center upfront KW by the 494 apartments soon. The land has been cleared and progress stopped for the past FOUR years if you get my "drift".

I disagree. New Caney is only 5 minutes away. So much damage has been done to Kingwood already. It truly used to be a beautiful retreat (been here since 1980). The more commercialism that is developed, the more crime accompanies it. This has been proven over time. I know nothing lasts forever. I am so grateful that I own property still situated among towering trees that shield me from everything around me. I doubt new-home buyers find the Serenity that I have enjoyed for 40 years.

Doddlebug50 : The crime rate where valley ranch is, 77357, is 38.2. Kingwood's 77339 zip code has a crime rate of 43.3. I'm in Atascocita where the crime rate is 15.5. Now, all of those are nice places to live, and those numbers are much lower than the U.S. average of 49.2 and way lower than Houston proper (metro area's crime rate is 146 to put things into perspective), but Kingwood truly is in a bubble, but not the same bubble it was 30 years ago. The place has changed. Valley Ranch is a great place to shop. I've got friends in some of the newer neighborhoods near Valley Ranch as well. The only new businesses Kingwood will ever see is right off 494/ on the freeway because nobody will ever build any big retail store or grocery like people always gripe about IN Kingwood because nothing lasts in KW. Nobody supports anything enough to keep businesses open in KW. It's just how it is. 🤷🏻‍♀️

Doddlebug50 :
The front of Kingwood has had a problem with crime also. Any area close to a freeway can have crime.
