ZMAN : No not all of them. You would be so surprised at what actually goes on in a meeting. Most of the meeting is voting on how to take care of the pool and park. Most people are really nice and we listened to their concerns. Some people do not understand is that we are not the police. We cannot arrest suspected drug dealers, gun runners or any criminal acts. Those are police matters not HOA. Also we do not get involved in neighbors feuding. Oh do not get me started on neighborhood tattle tails !

ZMAN :
We do get some discount on twice a week service. They also are great at picking up other trash - no waiting for a once a month heavy trash day.
Recycling picked up once a week.
I think it's worth it. Sure, I'd like a cheaper rate, but not less service.

ZMAN : HOAs do not get a kickback. To even imply that is borderline defamatory. The way it works in MBV is that COH reimburses the community $6/month for each home each month. It amounts to ~$7,200. That ~$7,200 is then sent to the private hauler, in MBV's case Best Trash. This helps offset the quarterly cost per home. I have fought with COH Solid Waste Department about the amount of their reimbursement. It should be about $20/month, not $6/month. So, NO, the HOA in MBV at least DOES NOT POCKET THE MONEY. COH has serious issues with reliability, picks up garbage once a week and recycling every other week. COH's bulk pickup is almost non-existent, ask the residents of Elm Grove who waited months. Best Trash (and Waste Management before them) has been incredibly reliable. They pick up garbage twice a week and recycling weekly. You can leave out large items most any time.

Want to take care of the pool, fine, but KSA is ripping you guys off.

ZMAN :
It appears that you are misinformed about what and who KSA is.
KSA is Kingwood Service Association. They don't manage any villages. KSA manages Kingwood's parks (East End, Deer Ridge, River Grove, etc.), Kingwood entrances. HOAs ARE NOT managed by KSA. HOAs opt in (or out) of KSA and pay about $50/unit (aka home). Each village belonging to KSA has a per unit voting percent. MBV for instance has about 6% of the homes in KSA, so 6% of the vote.
kingwoodserviceassoc iation.org/kingwoods ervice/home.asp
KSA has contracted with KAM to help it manage its affairs.

Now, if you meant KAM, Kingwood Association Management, then that's something entirely different. KAM does manage communities' affairs as does Sterling and other management companies.

TEXASGIRLMAMMA :
Honestly, I would be fine if my trash was picked up once a week. But good to know that the larger trash pick up is an issue with COH

ZMAN :
Yes!! I would love to try out COH, especially for that price lol.
I live in Greentree village so I will need to check with COH if they can pick up in this area, but we have a HOA here so COH may not be picking up, but I am wiling to spend the time to check with COH and rather use the free service that we're already paying for through the taxes!

ZMAN :
I agree, this is a rip off for the homeowners and $$ that needs to be paid on top of the trash pickup cost you paid as a part of your taxes- so pay twice for the same thing? huh

Aggie89 : Yes they do, you just call them and they come get it,(new system which I think is awesome) LOL For the price its wonderful, I literally pay nothing for it, they sputter here and there but I havnt had any issues (more than 10 years of service) and no backed up trash at my house, Cant beat it for the price.,

ZMAN : Do you still have to stick to the even/odd month restrictions?
Hubby said he saw somewhere that we can only call 4 times a year? I didn't see that.
