The "Enclave" homes on Northpark will be owned by a corporate realestate fund once built. Not one home will be sold to an individual buyer during development phase. Think about that and where Kingwood is heading as you enjoy your cup of coffee this morning.

Sorry to hear about your parent and the probate issue. One way around that in Texas is to set up ownership with a "transfer on death" deed filed with the county so that the property goes to whoever is named without probate. Doesn't resolve siblings arguments but it does keep it out of probate. I'm not a lawyer but just someone who has learned a few things. The other way to pass property is within a trust-again avoiding probate. Parents should be clear with children about property plans after death so there is no disagreement.

the percentage is much higher than that, the HOA has a problem getting the actual home owner to do anything about the property since a lot of them live out of county and state

Donnawisdom -Same thing in my neighborhood. There are currently 28 houses on the market. I count the signs as I ride my bike but there are some homes that are empty for months and no signs in the yard.

Take a drive and check out the house across the street from Elm Grove Elementary. Destroyed during Beryl and nothing has been done except a fence placed around it. Kingwood is looking pretty run down these days. Very sad.

there is a 2 story on Soutern Hills off Chestnut Ridge that is boarded up for over 10 years but yard is cut. There is home on Crown Haven in Kings Manor that is so overgrown , vines all over the house ,yard is atrocious jungle jungle jungle but cars in drive way. Even wonder they can find their way to the front door or heaven forbid they can open garage. Why HOA seems not to care?????
