teatime: That was probably the best move. After beryl the drainage system could be clogged with debris and that could back up the drains on your street in the event of a flash flood.

But then there was Imelda. 1/4 inch came in the weep holes. Definitely worth it.

Our flood insurance has almost doubled in the past 5 years. I am not renewing this year.

I too like to sleep at night! We came in here 1999. Never had flood insurance. Never flooded, not even close. One of the storms back in 2018 or 2019 had the water very close to our front door. It scared the crap out of us. It was also when they were building some new developments and I think the developer cheaped out on the retention ponds. We got insurance then and I have kept it going ever since then. I am worried about what's going to happen with all the construction on North Park and how it will affect us. I feel, any change in the landscape is a possible flood situation. Insurance, you gotta have it, cuz, if you don't your screwed!

I don't buy it. It's a calculated risk. With everything being so expensive these days, I look to save money wherever I can, and living in a new neighborhood that was constructed to manage excessive rainfall, I'm gambling that I won't need flood insurance.

Some mortgage companies require it at closing if in a flood prone area. If house is paid for and not in flood prone and never flooded, nah - forgettabout it.

teatime - it is better to have it and NOT need it than to not have it and need or wish you had it. You must remember FEMA only covers so much and if you have just homeowners insurance and the federal declaration states FLOOD you will be SOL.. You will be referred to the SBA for a home loan... which means you will pay out of pocket.... But, that is your choice... pay now or REALLY pay later

Flood insurace is the cheapest form of insurance you can buy. I think anyone living in SE Texas who doesn't buy it if foolish.

Yea it was going to cost us 900.00 back in 2023 right before we moved - we figured we'd be ok since we were moving in May. Never flooded in the 21 years we were there. Back in 2002 it cost us 200.00 I believe. We dropped it when it went to 500.00 as we never flooded. Then picked it back up after Harvey..

Lulu45 : We paid off our mortgage 20 years ago, but we've always purchased flood insurance. We've never flooded.
