Home are extremely reasonably priced for being a suburb the of the 4th largest city in America. HOAs are reasonable.

Property taxes are high, but that's in exchange for not having income tax.

LittleTexas :
Our same house plan in Sugar Land cost $100,000 more. We replaced our house here with the money we sold our 971 square foot house in Madeira Beach, FL for. Our house here is 3 times that size.

I think Kingwood is doing pretty well.

I think the most expensive part of living in Kingwood is tax paid to school district and cost of water from COH.

BrendaT :
Have a friend in Los Angeles, in Studio City. 4 bedroom, ranch style, in her husband's family for years, now theirs. Very nice home, with a pool and a great view from the back patio. I kept telling her what she could make from that home, take just a Part of it, and buy something here. Their kids are grown, all over the country, other family in NY State, where they do Not want to live. She came to visit me about 2 years ago, and we rode around, and I showed her some home they could pay for, outright, and still bank a Lifetime of money, Plus, they own 18 apartments in Hollywood, so constant income. She was shocked; we looked at homes from 1.5 million and up..still no stretch, from the profits of their home, now. So, we do live in a good area of the USA Emoticon

#msg5994424Ray : Zz98721 : Are the HOA fees really that high? Recently I've been hearing of people in newer neighborhoods getting really eye-wateringly high HOA fees...like $1,200 - $2,100 / yr...a number of people in Kingwood still seem to be paying the relatively low $3000-400 range...

Joe : I guess in comparison, no. Still more than I want for what I get.

Look at any other metro area in the US, and housing is a lot cheaper here. OTOH, we have terrible weather compared to So. Cal. so it's a trade off.

#msg5994321Is Kingwood A Reasonably Priced Place To Live? Housing, restaurants, groceries, etc. How do you think we rank, on a scale of 1-10; 10 being ' overpriced'?

LittleTexas : Definitely reasonably priced, for the home sizes, schools, amenities, and proximity to a major employment center. Anyone who doesn't think so hasn't priced out living in a master-planned suburb of Dallas, Atlanta, etc.

Kingwood, it is nice to live in for families with kids, schools are good. You can buy a 20yo house for a fair price, property taxes are high. No recycle pick up. There is almost non sidewalks. Neighbors don't like seeing kids riding bicycles, There's thefts, don't leave your big toys laying on your own front yard, they will get stolen. HOA is a must. Services cost lots more than in other areas in Houston, like plumbers, car repairs, electricians, ac repairs, gardeners etc. Many college students tell me this area is pricey boring.

LittleTexas : Biggest question here is reasonably priced compared to what? My $350K home in Greentree, if I dug it up and put it in a neighborhood by the Galleria would be $800K or more so housing pricing is s solid 9. For even more comparison, my house in Fall Creek would be at least 20% higher and maybe 10% higher in the Woodlands. Restaurants and groceries are also relatively cheap compared to everywhere else so I'm gonna say we are at least an 8 for being a reasonably priced place to live.
