Is Kingwood A Reasonably Priced Place To Live?

Housing, restaurants, groceries, etc. How do you think we rank, on a scale of 1-10; 10 being ' overpriced'?

I have no clue. But I do think I would definitely moved here knowing everything I know. Good schools are priceless.

Kingwood is an excellent place to live and/or work. The numerical evaluation doesn't tell the story. On balance, home prices are about equal to other planned communities, but the other differences more than offset any perceived price differential.

The planned community has, by and large, stuck to the grand plan for roads and access. The miles of greenbelts break up communities enough to establish villages with identity.

Proximity to one of the largest and far reaching airports in the US is a huge plus for international businesses. Access to Lake Houston is a mixed bag, but definitely a plus for waterbugs.

Its location astride a major interstate corridor guarantees rapid access to any place or city in east Texas, and, by extension, to Mexico. It's easy to get out of town in any direction.

Schools are superb and the local Lone Star College campus is a real economic and aesthetic jewel in the availability for education locally. This campus can fully prepare a student from high school to a Texas classroom on this local campus. Its students have filled highly technical positions throughout the Houston community and transferred credits to any number of institutions of higher learning throughout the US.

This writer is a graduate.

Economically overall, this community helps to fulfill the American dream and increase family personal wealth year after year, quietly, reliably equalizing the bumps and dips in the national economy.

I'm happy to have called it home since 1978.

I would say it is super reasonably priced. And there are different price ranges depending on the size of home and village you choose. There are starter homes in the low 200k all the way up to the 1m homes along the lake and golf courses, and everywhere in between. It's one of the specific reason we moved here (where my wife's parents also have lived for 30 years) when we relocated back to Houston during Covid. We considered the Heights and The Woodlands also, but this area checked all the boxes for proximity to the in-laws, quality of schools, community safety, and home prices.

I don't see us staying here after our kid graduates high school as it's a little boring and culinarily challenged for our tastes, but it's a great affordable place to raise a family.

Are the HOA fees really that high? Recently I've been hearing of people in newer neighborhoods getting really eye-wateringly high HOA fees...like $1,200 - $2,100 / yr...a number of people in Kingwood still seem to be paying the relatively low $3000-400 range...

I've lived on both coasts, and the cost of living is incredibly better here in comparison. Kingwood real estate prices are still about half of what they are inside the loop, food and gas very reasonable. One of my relatives from the East Coast can't believe the grocery stores and restaurants can stay in business when he sees the prices here. And no state income tax! I don't ever want to leave.

I don't think the HOA is too high, but the trash and water bills are outrageous. Property taxes are on the higher end because of the area schools I'd imagine. Home insurance is also high because Kingwood is known to flood and the amount of tall trees create a hazard for home insurers. Home prices are generally higher than other areas.

It's definitely pricier than a lot of the areas we looked before we moved here.

It is a good place to raise a family, and that is very important! Built my home there in 1995 and raised my kids there. I think you can get a home for a reasonable price, no matter what your budget is. Emoticon

Property, property tax and subdivision fees here are extremely reasonable.
You add to that the fact that we have no state income tax and I don't think you could find too many places that are cheaper to live in the US than here. You also need to consider that we're commute distance to a huge city with many jobs.

Joe :
Agreed. The fees are determined by the HOA board which consists of elected volunteer residents of their village who have to pay the fees also. Fees cover the cost of maintaining the village with pool maintenance/operation, landscaping, and insurance compiling the bulk of the expenses. HOAs are required by law to have a reserve fund as well. I don't like HOA fees however unrestricted areas decline rapidly.

Before buying here I seriously considered The Woodlands and Atascocita. Kingwood won on all aspects.

I think the schools are a huge selling point for Kingwood. Since Exxon moved its main campus close to the Woodlands traffic is crazy busy over there.

When we moved to the area to build a home, we also looked at The Woodlands. My son's dad worked in LA often, so KW made it easier for him to make those trips, plus the builders in KW had better incentives.
