Is there anyone in KW that doesn't buy flood insurance? I was talking to a neighbor regarding flood insurance because mine is due in June. He said he stopped buying it after Harvey because our immediate street didn't come even close to flooding. I agree that I have never come close (we are a small cluster of homes on elevated lots compared to the other neighbors so water drains in both directions from where we sit). I guess I just enjoy the peace of mind and the fact that it is relatively inexpensive compared to the destruction of a flood. But I was curious if others feel the same as my neighbor regarding their lots and elevation.
 
teatime : I think lots of people do not have flood insurance in Kingwood.

When I bought my house in 1998, i was told by both the realtor and my insurance agent that I didn't need flood insurance. The next year the Houston area experienced major floods in areas that had never flooded. I immediately bought flood insurance and have never needed it. I do need the peace of mind and will continue buying it. Flood risks are ever increasing .

We bought it when we moved from Elm Grove to Sand Creek.
Neighbors here said the street had never flooded and they did fine during Harvey.
But then there was Imelda. 1/4 inch came in the weep holes. Definitely worth it.

Live in Sand Creek and always have had flood insurance-we've never flooded, however, at the end of out street a handful of houses flooded few years ago in no name storm-Never say Never in Kingwood

It's worth $500 flood ins for me to sleep at night too ! All the weather forecasters say it's not if, it's when KW will flood because of all the urban sprawl going north of us.

teatime : We do not buy flood insurance for our Kingwood house. So far, so good. Fingers crossed that remains good. We've owned it about 14 years.
 
In the Louisiana swamp, though, like docile little sheep we paid FEMA and paid FEMA and paid FEMA. Did that begin when we had our house built 44 years ago? Probably. I remember paying a few hundred dollars each year. Never had water in the house. Last year, though, after many increases our2024 bill was for over $2600. We knew FEMA was going to raise that amount by 18% each year (limit for our area) as long as they wanted to. So we decided to stop paying FEMA. I wish we had never paid FEMA anything. We are not totally vulnerable to rising water. The parish (county) has a system of levees, drainage ditches, and pumps to remove a lot of water.

I was in the same boat (no pun intended).
 
We never flooded but got insurance for the peace of mind….until the rates jumped way up.
 
Dropped my insurance and increased the prayer rate.

I honestly think everyone in Kingwood should buy it. Kingwood is located where the East and West forks of the San Jacinto River meet--in other words, we're the bathtub. The open areas north of us have now been turned into streets and parking lots, so the flood risk is greater. And the cherry on top is we are at the mercy of the Lake Conroe Dam board, which is what got us in Harvey. Without flood insurance it would have been financially devastating for us to rebuild.
