Valley Ranch "Marketplace" District Update
Signorelli Co. is planning a 57-acre shopping center, The Marketplace, as part of the Valley Ranch master-planned community northeast of Houston. The Marketplace will be located at Grand Parkway and Valley Ranch Parkway. The project will include 850,000 square feet of commercial space, designed to accommodate a mix of retailers, restaurants, and offices. A central feature, the Village Green, will be surrounded by patio dining and retail spaces. Palo Duro Commercial Partners has been newly selected to manage the leasing efforts and has begun discussions with potential tenants. Construction is expected to begin within a year, starting with a big-box retailer, followed by the Village Green and additional pad sites.

Because if we cut down anymore trees we would be constantly underwater. I think Kingwood is already built out too.

Yeah, but they already have massive ditches and water holding areas attached to that area...it's really not a flooding risk.

Are you even familiar with that area, or are you just guessing? That corner has been cleared of trees a couple years ago, it's already just a flat plain that water runs off of. It's not a flooding problem.
Signorelli has not finished with what they proposed, for the last 2 years, so this will be a slow progress. But, the area Is nice, and lots of good stores. The permits for an HEB were pulled and accepted about 3 years ago, but they have not begun building this, either. That will be located at the junction of 99 and 59, and accessible from this center, easily. Not sure why they have not begun building the HEB there, but this is not unusual, as they do their due diligence, re other retail profit,in the area.
"Look! There's a tree! Let's cut it down and pour more cement!" Uh, no, not a good idea as our counties flood. I'm all for responsible development, but not at the cost of flooding out homes. Montgomery county doesn't care as they get money from tearing up viable wetlands. Sad but true.

I wonder what happened to the Kingwood Park Town center that was supposed to be built there. It is just the hotel sitting there.
