Hey all.  It's been a long time since I've been on this forum.  We are hoping to buy a home in KW within the next 4-8 months or so.  We currently have a home in Eagle Springs.  While ES is really nice, we really prefer the established neighborhoods with lots of trees, the Greenbelts, and just the overall feel of Kingwood.  After we bought in Eagle Springs 9 years ago, we always wondered if we made a mistake by not looking more in KW.  We have gone to several open houses and really like the style of the homes that were built in the late 70's - 80's that have been updated.  I like the little details and workmanship that you just don't see in today's new builds.Any advice?  So far, we have looked at Bear Branch, Sand Creek, and Greentree and have liked all of them. 4951

All are good areas. Generally they have lower ceilings than newer builds, and some have been updated or partially updated. Get a good termite inspection. 4951

Keep in mind the farther back you are in kingwood, the longer it takes to get out.  I thought the homes in greentree/sandcreek were mostly 90s.  if you are looking at older homes, mine in bear branch is late 70s. not updated much, but the windows are single pane, small doors, openings, wet bar, low ceilings, very small master/bed/bath, etc. crappy natural lighting.  It was hard for me moving from a new home 2000's to this.  But yes it has trees, yard, and other nature charms. Older homes need much more attention, and its likely to have settled a bit.   4951

Thanks everyone.  We looked at a few open houses over the weekend. One was built in the late 70's, but really nicely updated.  One was built in the 80's, and also totally remodeled and really nice.  Looked at another one that was built in the 80's, but the smell as soon as we walked in made me want to walk right out.  Not sure who in their right mind thought an open house was a good idea with dead roaches on the floor.  The house looked like it was amazing in the 80's, but hasn't been touched much since then.We want to find a house that we don't have to do anything to, we want all the work done for us.  I would be okay changing paint colors, or maybe re-doing flooring, but that's about it.A nicely remodeled kitchen is an absolute must...that's not something we're willing to do on our own.  I wish Chip and Joanna would come to this part of Texas! 4951

We've lived in Kingwood for 29 years and love it.  We live in Forest Cove where the lots are very large and have huge beautiful trees, custom built homes and is upfront Kingwood.  Kingwood offers close proximity to hospitals, airport, freeways, restaurants and shopping. 4951

@Littlegoo: How big of a house.   There is a nice house that was recently gutted and updated from the plumbing to the front door on Woodbridge.  It has trees, is a greenbelt lot and if I did not already have a house nearby I would buy it.   It is quite nice and perfectly updated.
