Living in a deeded community is supposed to come with certain guarantees. Not so. We have learned. Yes we have

I despise HOAs. They are intirely too intrusive and like all forms of government prone to corruption. I try to be a nice guy but the HOAs can go screw themselves. 4951

Feeling really bad for those homeowners who live next to or near what resembles a deer lease lawn.
 
Some HOA's refuse to send in a lawn care service and bill the homeowner. Isnt that part of our dues? Living in a deeded community is supposed to come with certain guarantees. Not so. We have learned. Yes we have.

This seemed more of the case in my old neighborhood after having to mail checks to an out of state property group.
 
Takes the homeowner part right out of HOA.
 
If the managment company isn't part of the actual community why would they care?

I think my HOA (Oakhurst) hates LSU! We have several SEC schools on my street (TAM, Bama) and I'm the only one to get a letter, twice btw! It states no longer than 24 hours and I never have. The two other schools have been up for days. 4951

We chose to move into a deed restricted community because we felt They were certain levels of guarantee.

@Ruger5:  That was far from my thought process when I moved to Kingwood....

Elm Grove HOA has more pros than cons.
 Must have changed a lot in the six years since I moved out of Elm Grove.  I believe they are managed by Sterling and since they took over Hunter's Ridge it is obvious they do not hold homeowners to the deed restrictions and they even quibble over a pool tag because a family needs 5 and they only alot 4...

Been to any of your neighborhood HOA meetings???  Just curious, so many like to gripe but have no idea the process that is in place in regards to the HOA and what they are allowed and not allowed to do.   My suggestion is go to a meeting, heck run for a board position.   Also report the yard if you have not, they can't drive down every street of the neighborhood.  Generally if the home is occupied generally they will not pay a service to mow as that would be trespassing...  If they house is vacant, on occasion they will have it mowed.  It is a long process on letters before an attorney can be involved and believe it or not if  the homeowner gets say 3 letters  (I think after the 3rd is when they can send it to an attorney) and then mows the entire process starts over....  again with letter one...  So it is quite the process. 4951
