Houston Skyline Changing

Houston could see as many as 12 new office towers in the coming years as demand grows for premium office space, according to commercial real estate experts.

"Vacancy in Houston's Trophy Class A+ office buildings, or newer, amenity-rich spaces in prime locations, sits at 11.7 percent,, compared with 24.9 percent for Class B office properties, which are typically older with fewer features and lower rental rates, according to CBRE's latest quarterly report. The firm said the divide is especially noticeable in downtown Houston, along the Katy Freeway and in The Woodlands, where tenants continue gravitating toward newer, higher-quality office space."

Txbutterfly : Maybe the Houston skyline will look different from rear view mirrors?

I personally believe that no new building until all empty strip malls, etc are either full or remodeled. It's so gross seeing dead, dying shopping centers. See more and more as people are making different choices. I for one have basically stopped shopping for junk. Seems it's all junk. As for more offices, why? So many sit empty. They should convert to housing.
Btw, I tried renting a space in Kingwood. Lol, I couldn't fill the space, and they don't allow split. It was base at $5000 a month and a million dollars insuranceon the structure, plus plus plus insurance (loss, liability),utilities, point of sale costs and all the jazz that goes with business. Oh and a 5 year lease with no out.

I'm curious what the sad faces in response to this post are about -- do you have a preference that the skyline doesn't change? Or are you against the development? Not sure...

Interesting, just a couple of years (?) ago, wasn't there a glut of empty offices? Guess the working from home option is off the table & employers are seeking prime space to lure workers back.

jv339 :
The article did say Class B office space is 25% empty, which seems pretty high to me...but I don't know much about commercial real estate.

We will see if any of the familiar downtown skyline buildings are torn down. That seems like a big undertaking. I don't see where 12 new towers could be built downtown unless on parking lot. My guess is this was just a "get your attention" heading and picture. Chances are the new buildings are on elsewhere. They are mentioning the Katy Freeway and the Woodlands, but as @Texasbutterfly said this doesn't change the "Houston Skyline".

Joe :
They generally want that number to be 10-15%. I agree 25% is high!

KingwoodNana : I think there a bunch of parking lots that could be combined into a single parking garage, and free up the extra space for buildings, if the financial incentive is high enough.

Txbutterfly : So many people telecommute these days and/or in the office a couple days a week. I would think for cost, they would want the traditional older building with not everyone coming in each day.
