Kittle :
Ours hasn't either. I wonder what those folks on the south side of KWD's 2026 premiums look like.

#msg5920202My renewal is $1267 and not in a flood plain either. I would gladly trade you for the $578 premium. Are you in Kingwood and if so, where?

gabbygirl : We live in the front part of Sand Creek.

#msg59200412026 Flood Insurance Premium Has anyone else received their bill? We got ours today. The premium increased by $20 to $578. That's better than I anticipated, based on how everything else has gone up in price this year. IMHO, it's still the cheapest insurance we can buy, given our area's proximity to the floodplain.

CaffeineFree : I have to pay for six homes for flood insurance they all went up. The rentals are at 1400 because they are rentals and my main house is at 700 which is actually about $50 more than last year. I just hate this because sometimes I think maybe I don't need it. Why not save $7000 or whatever it is. But then on the other hand, if there is a flood it would cost a whole lot more than that.

CaffeineFree : Yes it is. I don't want to ever have to use it. And I certainly don't want to need it and not have it. I do feel like sometimes it's a waste of my money, but then I think about the amount of money it would cost to repair a flooded home out.Ugh

Why would flood insurance for rentals be a penny more than your main house? The risk for a flood has nothing to do with how your renters behave. The risk is no higher for renters than for homeowners. I don't get the reasoning for twice the premium??

Aggie89 : It's supposed to be based on the home's location relative to the floodplain.

Your primary residence has a cap on how much they can raise the premium. There is not a cap if it is not your primary residence and an investment property. My personal home is much less than my rental properties too and none are in the floodplain. I should have also clarified the flood insurance on an investment property is just for the structure only. No contents. If the tenant wants to insure their personal property they have to get a separate policy. I am not sure if renters insurance covers flood damage or if the tenant has to pay more.
