I had gotten four different quotes from foundation companies ranging from $5,000-$30,000 worth of repair to be done on my house.  I asked every one of the sales men what their background was and only one had any foundation background.  The rest were in retail sales before.So, i did some more research and decided to hire a structural engineer.  Someone who had a degree in this stuff and wasn't trying to sell me their product.I am so glad i did!!  I hired http://rmichaelgraype.com/ to come and evaluate my foundation.  Guess what, the foundation movement fell within the normal range for my 30 year old home.  He suggested i install a foundation watering system (about  $150) and have my soil graded.  He saved me thousands of dollars on unnecessary repair that could of led to even more damage.  Highly reccomend this man if you have any concern about your foundation.  4951

That was basically what we did at our old house (no foundation work required) and at this house (had to have 5 piers put in).But it was money well spent because then you pretty much know. 4951

I'm glad you didn't need foundation repair. Few homes actually need it, and most will be a corner lot. Poor construction methods from poor design are the usual suspects. 4951

I started seeing cracks in our sheetrock and some tile during/after the drought.  I had a foundation company check it out.  My foundation had flexed just enough to cause those problems.  They installed 18 piles and leveled out the foundation (at $200/pile). The cracks closed but I am waiting to make sure there is no more movement before having the cracks repaired.   Allied Foundation guarantees their work.  One crack did open slightly, so Allied came back and jacked up the related piles at no cost. Have also installed a sprinkler system against the foundation on the sides of the house that were affected. 4951

so glad we no longer live in Texas where problems like this are an every day occurrence . We get enough rain here in Ky . that we do not have those problems . Our home is a 2 story English colonial that was built in 1960 & it has no settleing  problems at all as of today . Knock on wood just to be safe (LOL) 4951

@DanStanton:  I am on a corner.  Another problem with a corner lot is that the street is about 1-2 feet below the level of my slab.  Apparently, when they made/dug the streets, they threw the soil (mostly clay) up onto the lots, then leveled it out.  So I ended up with a lot of clay where they put my house.

@ retired engineer. Also, if you are going to have a "foundation" watering system's get rid of any gutters not above walkways. Gutters kinda defeat the purpose. I could go on a long rant about not having gutters in our climate. 4951

@DanStanton: I would be interested in hearing the argument against gutters.  I am on a corner lot, all clay even 6 feet under ground level.  Is your profession in construction, structural engineering or the like?
