Friendswood Development Co. is adding on to Kingwood, the master-planned community it developed in 1971, with the purchase 221 acres.
The land will be the future site of Royal Brook with homes starting in the $300,000s, according to commercial real estate firm Avison Young. It is situated in the northeastern portion of Kingwood where West Lake Houston Parkway ends near Mills Branch Drive.
Lee Jones, a principal with Avison Young, represented the sellers, Prabhakar Guniganti and Triplet PG Family Limited Partnership.
Kingwood spans some 15,000 acres with 75 miles of greenbelts and 500 acres of private parks and nature reserves. It is about 24 miles northeast of downtown.
Kingwood was the 12th most active community with 272 houses started in 2012, according to Metrostudy.
Friendswood Development Co. is developing Royal Shores at Kingwood with homes from the $400,000s. The roster of builders consists of Brickland Homes, Jaeger Homes, Rueby Custom Homes, Frontier Custom Builders.
