So, I am new to Texas home ownership. I just got a bill in the mail from HOA stating that we owe 500 on Jan 1 for an annual assessment fee. What the heck is that? Are we charged every year on top of property tax and HOA fees? 4951
Its total BS, we paid $495.00 per year which included Trash up until this year, now we have to pay WM for Trash $200+ a year on top of HOA Fees, I am in Kingwood Lakes, so basically HOA is pocketing the Trash money they already collected in the $495.00 payment, those people just do whatever they want and rip you off as they see fit, they don't even give you a reasonable explanation. 4951
Normally on closing you are given a copy of the Village HOA convenants, for the lack of a better word. It outlines all the DOs and DON'Ts. I keep getting letters because the grass has grown over the curb. You need to attend the HOA meeting and voice your issues. Each section also has a board rep you can contact. They use to meet in a KW Country Club room on a Tuesday. They will put out a notice at each street corner. 4951
We are currently renting a house in Kingwood since relocating 2 years ago from Indiana. We like this area, but all of these taxes and fees are out of control. Not to mention the HOA. Now there is a assessment fee and a trail fee? Are there any other fees?   4951
HOA and assessment fee are the same thing, there is not two of them. But there is a trail fee depending on where you live. If you are renting does your lease stipulate you have to pay the fees? I am a landlord and my renters are not responsible for the fees, I am. The fees, assessments etc are ususally the responsibility of the homeowner unless it specifically specifies in the lease agreement 4951

There is not an assessment fee, basically you will receive two HOA bills which covers the use and maintance of the trails and use of all swimming pools. HOA=Assessment fee. The previous poster is correct, if you are renting then generally the lease stipulates that the fees are not the responsbility of the renter, unless of course the landlord "snuck" that covenant into the lease. 4951
@Okiedokie:  Are you still around? I live in Greentree Village and I believe we pay a total of around $360/year for fees to pay for upkeep of the swimming pools, parks, green-belts, public areas, village signs, etc. 4951
@Retired_Engineer: Sorry, fell asleep and then had work. I live in Valley Ranch-Yes I know it is Porter, but we moved here b/c we didn't think we would have so many fees. It is still way cheaper than living in KW but still, we were not told about it at closing.And to everyone who says it isn't an assessment fee-then why does it say assessment value fee?? 4951
