I know there are threads with suggestions of realtors which is helpful info. I know some agents in KW specialize in higher end houses and give priority to those clients. I am looking to find an agent to help with first time home buyers in KW. Someone who would be willing to spend time helping guide a young couple that have no experience with the buying process and will not be looking at buying a high end home but they have a pretty good idea of the style and neighborhoods they desire. They are preapproved. Any suggestions are appreciated.  4951

Could try A Dave Ramsey ELP (endorsed local provider)  I have been very happy with the ones I have used and they truly have the heart of a teacher.    4951

We used Denise Moore with Keller Williams NE. It was our first home and she was super amazing. She lives in KIngwood and knows the whole area. Also used Ashley Van Meter for our mortgage. Loved them as well. 4951

John Sellner with ReMax was so very patient with us. He was a wonderful and knowledgeable guide to everything in the area and was willing to work with us in so many ways. I can't recommend him highly enough. 4951

Who needs a realtor when you have har.com  .    Use the map search mode and enter in the max you want to spend and every home for sale in Houston pops up on the map in the area you want. Realtors will be like the newspaper or phone book in the near future(obsolete). When they inspect a home make sure it has a newer ac unit with the new freon too 410a. Also not a bad idea to spend a 200 bucks and have the main sewer line inspected with a camera. These two thing can cost the homeowner 1000's of dollars. Also go by the house on a weekday night and see if it's quiet or has barking dogs that are going to drive you nuts. Make sure the home is not by a train trax either. It will drive you nucking  futz too. Also my best advice is dont  spend more than you can afford on a single income. If one of you loses your job you don't want to lose your house either. Good luck.

@SwaggyG: I would add termite inspection as well.  Termite damage easily runs in the multiple 1000's to repair, and is not covered by homeowners insurance.  Most realtors don't worry about this kind of stuff, unless it holds up their closing...

Just make sure you    get an inspection and what ever you do don't be tempted to buy more house than you can afford.Good luck. 4951

As others said, don't buy a house you can't afford on 1 income. They will approve you for an outrageous amount of money, but don't take it all. Make sure you can pay your mortgage and still have money left over to put into savings and enjoy your life. 4951

As others said, don't buy a house you can't afford on 1 income. They will approve you for an outrageous amount of money, but don't take it all. Make sure you can pay your mortgage and still have money left over to put into savings and enjoy your life.
 
@gigem09: They really do approve you for an outrageous amount.  I set our budget and did not go over it.  If the realtor tried to show us a house over that budget, I refused.

@RogueHippEE: Oh wow. Glad you stuck with your own budget. We actually just told them we didn't want to pay over 1600 a month and that was all we needed approval for. Both the realtor and mortgage company were respectful of that, but they did say we were approved for double what we were going to spend. We spoke with another mortgage company 1st that was trying to push us to only put 3% down so we could spend more, but I didn't want PMI so I shut that down quick and moved on to a different company.

Yes get an inspection. It's about $200 but it could be the best money she spends for a house . Are use unlimited inspections with Linda McCracken she gets up on the roof she gets into the fireplace she has found mold were other we wouldnt have found it. I buy houses on the lower end to rent or flip. I use her for all of mine now. You never know if there's a leak behind the wall . She will tell her what's wrong and what needs to be done to fix it or if the house is in great shape. My realtor is in her thirties and she's great. I wish your family the best in house hunting. 4951
