after searching for over a year we have found a house that is pretty close to what we were looking for  . The master is 19 X 15  w/ beautiful attached bathroom . It has an unfinished basement & a 2 car garage , the yard is a little over 3 acres , so large enough for us to build an additional 3 car garage w/ a work shop . It has several pear , cherry & apple trees & is surrounded by woods at the back . We are waiting to hear from her realtor if she will accept our offer. We didn't ask for anything except that she pay 1/2 of the closing cost , & our offer was pretty close to what she was asking ....the waiting is hard ... 4951

For most places in this area, a basement would probably just fill with water. If that would not the case I would want one. Normally they are cooler than the rest of the house, up north that is where the furnace, the hot water heater, and laundry rooms normally are, with extra space to store stuff. Some have another bathroom down there, very handy when you are having a large family gathering. 4951

last night (late) her realtor called us & she has accepted our offer , the only concession she made was she wants 14 days after closing instead of 5 . We agreed to the 14 days . We have to go to the bank today & sign papers . We are still in a daze , we have looked for so long & nothing was out there with the space or garages we needed . So we started to look for houses with some property so we could build the garages we need . We found 4 in our price range & the 4th one was perfect for our needs . Now we have to sell our home so we are not running between 2 houses . We have owned this house for 11 years , so lot's of stuff to pack & move. Not looking forward to that part (LOL) . The best part is we will not have a pool at the new house , so I will not have that to take care of ...my job will be a lot easier in the country. We have to put in a fence at the new property so our fur babies are safe . Carpet the basement & put in new cement sidewalks . Hubby will take care of the new garages & workshop while I take care of the inside , if all goes as planned we should be settled into our new home before the 1st snow flake falls .  4951

Any real estate dealings can be so stressing.  Glad you found what you wanted.  I have never settled to pay 1/2 the closing costs for any house I sold.  If you can't afford the closing costs you shouldn't be buying a house.  A basement is a blessing if it is dry and a wonderful place t store all those things that "we will use someday." Wonderful until you decide to move.Cement sidewalks will not hold up.  Suggest you have concrete instead. 4951
