why do we allow homeless people to live in vacant houses in kingwood,,,,example 4006 oak garden dr,,,all kinds of homeless people have been living there and they still do,,why don't the police or homeowners assc, stop it 4951

I can address that just having had some experience. If the home is vacant the only people who can do something about the squatters are the home owners- if the home is in repossession then it's the bank. The police can knock on the door but are not allowed to enter without a warrant- unless they have been called by the owner about squatters. HOA can send letters and that's about it. These squatters are teens and 20 somethings that are homeless or up to not good. My son got hooked up with one of them and was homeless for 48 hours. When we found him he identified the house and we went to the police. They explained the above. We found the owners ( a bank in CA) and notified them. Not sure if anything was ever done.  4951

@dac1842: And there is the problem.  Absentee owners, who, for whatever reason, don't seem to give a **** what happens to the value of one of their investments.  Maybe they have too much money for their own good, are potentially just *******es, or so completely naïve that they have no idea what is going on in their own house.  I lived overseas and had constant tabs on my US home, with security, neighbors, and family I could trust.

Good luck trying to get them out.  We had squatters next to us selling drugs and cooking meth along with prostitution.  I went to 5 months of homeowner meetings, numerous calls to the police then I threatened the girls life and they finally left.  I rent and squatters have more rights than I do.  As long as they have someones ID- doesn't matter who it is they can turn on gas and electric and every time it gets turned off they just use another fake ID and turn it back on.  You have to take video of them for the police to do anything.  In our case the homeowner left the house and was filing bankcrupty so the HOA or City of Houston couldn't do anything which I think is a bunch of bull.  All of us neighbors tried contacting the owner and he wouldn't respond.  He was stupid though because it took more than 3 years for the bank to actually take over the house.  He could have lived there and just paid utilities but instead he moved out and left it bug and rat infested then people infested.I have wonderful neighbors now who just moved in about a month ago and seem super nice.  Our street is finally all occupied by normal people.  Only took 7 years..lol 4951

Typical HOA crap. We will take pictures of the tarp on your roof and tell you its a violation even though its covering up a hole waiting on adjuster. We will send letters if you dont mow your grass, take your trash can from the curb......but take a serious matter like this and you see how little power they have to really fix a problem. Heck I would go at night and throw some bags of shrimp/crab shells into that house, that smell will evict them I promise.  4951

It's a safe investment to borrow against regardless of what happens with insurance policies acting as a bailout. Banks do the same thing...if they're upside down on a foreclosure it's hitting the market...if it shows up as an asset, it'll sit on the books. 4951

@podunk: Looks like they did a cash-out refi in 2006 for around 185K, and the house is currently appraised at $166K so it's possible they are either in the process of letting it go or they just have some really crappy renters. If they are getting their monthly rent checks and no repair complaints then they might have no idea what is going on, and writing them a letter to alert them of the situation might be a good idea.

Who knows..I took it as being abandoned instead of renting. You can get pretty creative on the equity loans. We did one in '11, no intention of letting the place go. 4951

@podunk: I would think that too, but they removed their homestead when they moved in 2012 so I would assume they turned it into a rental. I can't image letting a house go if it's a rental, especially since they can probably get more than enough to cover the mortgage these days. No notices of foreclosure are on record yet, so who knows what is going on, and unfortunately, even the homeowner might not be aware of the situation.
