Received our bill today, sad that 5% of the budget is for legal collections. Sad, what a waste, pay your bills people. 4951

You can do a search on the Harris County District Clerk website and get the public information on who your HOA is taking to court and why.  Just do a 'party search' and type in your HOA's name.  I was talking to my realtor and he was explaining something to me about HOAs, bylaws, etc. (they can be pretty crazy for condos - especially when you want to sell or rent out as an investment property).  ...and he said when clients ask him about HOAs, he asks them if they are a socialist or a capitalist... and people answer saying they are a capitalist.  Then he started explaining how HOAs operate like a socialist government.  Then... @terilyntx: That was a terrible blog post. HoA are terrible........but they are not socialist. The reason they don't work is the apathy at the homeowner level to the HoA. Democracies don't work if you don't want to bother voting or paying attention. And the link to the socialist commune..........good lord what a load of dung,

The house on Gladehill is a disgrace.  I live in Sand Creek and thank god I don't live near that house.   Every time I drive by there it just keeps looking worse and I have contacted Kingwood Association Management about it several times.    A lot of Sand Creek residents need to show up at a meeting and demand they do something about it.  I also noticed on their budget that they do not show any reserve funding for their repairs if the pool or replastering, etc.  is needed.  Most likely they are not showing all the excess $ they have left at the end of the year that they are stockpiling. 4951

Hi @frebu: Hey, hey, hey now... 'good lord what a load of dung'?  Emoticon  Come on, you can reread what I wrote now and see that I shared an illustration that my realtor used to explain how they OPERATE. Meaning all money goes into the pot... and no, homeowners don't get to say what EVERY penny goes to - whether they vote and attend every meeting, or not... HOAs are about as transparent as a brick wall.Hey, we both agree that they are terrible.  Emoticon  And really, I'm sorry that you got all worked up over the 'S' word.  Emoticon  Friends?   Emoticon

Due to some new laws passed by the state, HOAs have much less power than you think. There is actually very little they can do.
 
As for the boarding house, I don't think that is illegal. We had a similar situation in Trailwold on my block with a renter. He rented a 4 bedroom house and at one time had 4 adults, a teen, and 5 kids, 2 pits and 2 small dogs living in it. It was terrible, police there regularly, husband and wife yelling at each other in the street in the middle of the night, dogs getting out all the time, straight up trash. We called the HOA and the city but both said nothing could be done. 4951

Elm Grove Village Association is the Plaintiff in 12 Civil Cases for 2016... not even a full 6 months into the year.  Dang, that's a lot!!  4951

@terilyntx: I was only speaking of the blog post and it's association of the socialist commune with the "start" of the HoA trend in America when I was talking about it being a load of dung.

As for the boarding house, I don't think that is illegal.
 
Actually it is illegal according to the Texas Property code IF it exceeds the number of individuals per the number of bedrooms as stated in the code.  Not sure if there is anything preventing one from renting out the rooms as long as it does not exceed the # of individuals in the home per the code.

I need a house cheap cheap cheap with so so credit. Feel free to talk your HOA in taking over that house and renting cheap cheap cheap that allows dogs especialy a husky to me. Did I say cheap....lol
 
The point Im trying to make is when 2 bedroom apartments and 3 bedroom 1100 sq foot homes are renting at 1400 dollars asking double that to move in plus 800 non refundable a dog...if they even allow dogs. No smoking, no drinking, no at home business..no guest for over 3 days. 600 to 700 or better credit on everyone in home and rent cant exceed 25 percent your salary even when there are no other bills you are left with people buying because its almost cheaper to get in. A typical rent move cost 4 to 5 grand....ouch when did this happen.
 
So homes not kept up will not sell and with rediculouse rent rules they dont rent so what does a home owner do. Let the home go back to the bank and that can take years and you are left with homes like this just sitting there. Someone pm me this address. Maybe the owner can be persuaded to rent.. Emoticon cheap cheap cheap of course!
 
Someone sue that owner and give me the house. I will make it super pretty for you and my not allowed super evil husky will protect your street and kids..lol
 
If I cant afford the upkeep I will start a gofund me.

Edited to say I know that didnt have much to do with HOA but just letting steam out on how rediculouse expensive the market is right now...lol

and has a minimum of 6 cars in front of it year round, with trees growing the hood of more than one, last year, is never cleaned up.  
 
@Fallon: I feel your pain...and I have a neighbor just like that...he keeps writing letters and sending to appeals...and that makes the cases against delayed (for years)...surprisingly he has a lawyer that he uses for his business...so he has that lawyer drafting appeals, delays, investigations etc....so, that fee are for people like him and your neighbor that make the rest of us miserable...
