I have had AHS and Old Republic and decided for the money ($500 - $600/year) is was better to stuff that money on the savings account each year and not pay the companies.  It seems they always found an excuse as to why they could not cover something so it ended up costing in the end 4951

We had Old Republic for a year (thank you home seller). We had whichever plan was the best and when our A/C kept cycling they reimbursed us (because I forgot that we had it) for the service call and the part we needed. We did not renew because we have an "oh crap" fund for the house that we pay into each month that earns pretty smoking awesome interest at a credit union.  4951

Go to ripoff.com & look up American Home Shield & every other name they do business under. My best advice is stay far away from them.... They use every excuse in the book not to pay a claim. As @Fallon said when it comes to big ticket items such as A/C it's aggravating to deal with them. When I purchased my home 12 yrs ago we were given an Old Republic home warranty. If you really think you need a home warranty I would go with Old Republic. 4951

We had one for a short period of time and ditched it.  They kept jerking us around on truly fixing our dryer instead of just a band aid fix.  Then, when it finally died on us, it nearly took an act of Congress to get it replaced, and then, it was a crappy dryer, not a decent one.  We would have been better off saving that money in a home emergency account, and paying cash out right for whatever appliance we needed to fix and/or replace. My advice is to steer clear of them all and just build up your own home "warranty" fund. 4951

I used a home warranty to replace an AC unit about 8 years ago.  They replaced it with the cheapest unit possible and I still paid $600 for it.  Every year it gave me trouble and then I ditched the warranty folks and called out someone else to find out it was my evaporator coil that was leaking and would cost $2000.   Then the next year the AC unit compressor died!   4951

I had AHS for 3 years and found it to be a total waste of money.  Your better off using the 600 dollars you would spend every year replacing something on your own.  Like someone said above they always find a reason not to replace something and they dictate to the repairmen how to do their job. 4951

Save your money. It's literally impossible for those companies to make money unless they rip people off. It's simple math, really. $500/month is $6000 a year. Over a 5 year period there is no way you spend $30,000 on home repairs that are covered under the warranty. NO WAY!They advertise based on the cost of replacing the most expensive items (like AC units, which are not always covered under the basic policies, btw) but even that is one, maybe two years worth if you save the money yourself. Those units last a long time and will be under their own waranty if new for a while. I have lived in my house for 10 years. I have spent maybe $10,000 on home repairs. A little less than the $50k+ I would have had to pay the Home Warranty companies. I have upgraded my floors, kitchen, bathrooms and other little things with the difference.  4951

I had both. I did get some good stuff out of them. I have been lucky got new toilet, dishwasher , ac, & $500 for them to help w foundation. However, you do have to deal with them on stuff. Once,all the old crap was replaced in this house I cancelled. Saves us $500 a yr. Find a good appliance guy , plumber, not companies but actual people who need the $ they will help out. My friends only have them bc of their pools. 4951

@notfromhere: Think your calcs are a little off.  I recall our plan that came with the house was bout $800 a year.  Maybe they have gone up a bit but that seems like a lot.  Still a rip-off and I dumped them after one year.  Had several of the problems identified above.

I pay $47 a month at AHS.  I got my moneys worth last year.   They fixed washer which would have cost $1200 to replace and both my fridges.  Both cost over $3000 each.  They didnt replace my air conditioner - found a loop hole but I think they are worth the money so far.  I do have to say all my appliances are under 8 years old. Not sure when was the last time you had a service person come out but just for them to come out it cost about $150. then parts and labor add up pretty quickly.  I tried it with the washer first before using AHS and that alone would have cost $500 to repair. The motor went out and the warranty covered the part but not labor. I plan on keeping them for now but will reevaulate if I stop using them or they find to many loop holes. Also buying individual warranties is costly so this seems to be a good option for appliances. 4951

I actually made a wise decision in getting Old Republic on a house we trying to sale. It stayed on the market for a while. We paid 535$ for us and for the buyer. Several things needed repair (pool equipment, AC, furnace, microwave, etc) over a period of time - probably about $3500 worth. It cost us the $535 plus the 60$ visit fee. It was worth it. The only downside is you have no control who they send, so say goodbye to your favorite service providers. You even can have different pool companies come for two different issues in two consecutive months. That in itself might make me think twice about buying this if we weren't selling. But for us, the economics worked out fine. 4951
