In the next couple of months, we will be getting quotes for our foundation repair and we really do not know where to start.  A couple of our neighbors used Olsham and hated them.  Do you have any other companies that you recommend?   Thanks!!!! 4951

After the drought, we had some foundation drooping problems along the edge.  We got quotes from a couple of places but picked Allied Foundation.  They put in around 18 piers and jacked up the foundation back to level.  Our foundation had not cracked but the edges (primarily on one side) had bent slightly down.  This caused some sheetrock cracks inside.  I believe we paid $200/pier or $3600 total.  A year later, one of the sheetrock cracks opened a bit so we called Allied.  They sent some men out to jack up and shim some piers until all the cracks were closed again at no cost.  I highly recommend them. 4951

My DW and her first husband had Olsham do our house back in the late 80's and it was quite costly. After she and I married I noticed we had quite a few new cracks and bulges in older cracks so I knew things had shifted. I called out Olsham and they did some checking and claimed our problems were not with the piers they did but ones elsewhere in the slab like on the other side of the house which I knew was BS. Basically their warranty is worthless. Just my 2 cents on who not to use. I have mixed feelings on the necessity for foundation work unless the foundation has really shifted and the slab has cracked. Unless they are willing to dig quite deep and do a bell  bottom pier I'm not sure you won't see shifting later on if extreme conditions come back such as another drought. 4951

Never understood the whole cable lock gimmick. Its like running a wire through a cinder block. You do that the block is still gonna buckle. Bottom support is a must on every foundation air pockets equal future problems. 4951

@Chrisinkingwood:  If the entire foundations tilts a bit one way or another, I agree.  However, our foundation had one side bent quite a bit.  You could set a long level on the floor and see the angle of the floor.  The problem with that is some of the house remains level and so do the walls.  However, the outer wall where the foundation has dropped, the walls will try to stay with the foundation, causing cracks in sheet rock and we even had a couple of doors upstairs that no longer closed properly.  Just think of a small degree of angle drop along one side of a house foundation, then look at the movement that causes high up in your house.  Just a 1 degree foundation drop will cause the top of a 18ft wall to move almost 4 inches at the top (or try to).  That's why you get sheet rock cracks and doors don't close right.  When they finished leveling off the foundation, all the cracks had closed and the doors opened and closed properly again.  Allied Foundation advised me not to repair the sheet rock cracks right away because sometimes the piles do sink a little after original installation and the cracks will open again.My house is sitting on a deep layer of clay, which is susceptible to future droughts causing the clay to shrink and the foundation to shift again.  Putting in much deeper columns with footings might minimize the risk, but the costs would be much too high.

Oops, my number quoted above about the movement of an 18 ft wall are incorrect. It's much lower than 4 inches, but still enough to cause cracks and doors to not close properly. Instead of looking in one of my reference books, I used an on-line calculator and it is not accurate. 4951

Knight Engineering in Humble did our foundation repair (I live in Kingwood).  The owner lives in Kingwood.  They did an excellent job.  Weldon Knight is the owner, but I believe his son is in business with him.  Good luck! 4951
