Greetings KW,Does anyone have a recommendation for a reliable  Foundation Repair company?   I would like to have my house inspected.Thanks in advanced! 4951

My husband says it's cheaper to sell and move than fix foundations. Good luck, I hear it's messy, time consuming, and very expensive. 4951

well you cannot sell a house if there is damage to the foundation, it would not past inspection.   I just need to make sure before i repair and renovate my master bathroom. 4951

After the drought, we had Allied foundation put in piers.  I believe they were $200/each and took something like 18 piers.  The foundation had bent but not cracked.  They did good work. The folloeing year, I noticed some sheetrock cracks opened up again and Allied came back out and adjusted the shims on the piers.  The cracks closed up and have stayed closed. 4951

I though I might have foundation issues, I saw a few cracks. So I got three quotes from foundation companies ranging from $5000-$35,000.  Olshans was the most expensive. I wasn't happy with the guys that came out. They seemed like car salesmen. So I found a foundation engineer that lives in Kingwood and he came out and did a very thorough inspection for I think about $375. But his report stated I didn't need any foundation repair. He made a few recommendations to prevent any further movement. Like a foundation watering system.   http://houstontexashomeinspector.com/ 4951

Knight Engineering - 281-808-9418I paid him like $275 or $350 to come out and perform a slab survey.  He surveyed the downstairs and gave me a report with contour lines to show the elevation changes.  They will give you a price based upon the report and will subtract the cost of the initial survey if you have them do the work. They aren't the cheapest but I like his work.  They cleaned up the yard after themselves and you could hardly tell they had been here.I have known several people that have used them. 4951

@foxymama:  thank you!  This is a great idea vs. getting someone who will say something is wrong to get the work to "fix" it.  I am looking at his web site.

He is their expert witness.Your home is a huge investment I wasn't about to trust the foundation to someone trained by the foundation companies.  I wanted a college educated engineer. 4951

By the way I had a foundation watering system installed by a local landscape company and the cracks closed up!  I think I payed about a $1000 for it.  I had a bunch of other stuff done too so I would have to look at my invoice to be certain.   4951

Back when we lived in the Houston Heights we had a an old house on a pier and beam foundation about 5 feet above ground. I got a few screw jacks and leveled it and if it got out of level with rain or drought I re-leveled it. Can't do that with a slab. Our home in SWH had Olsham and it was money wasted. Every time I called them out to check on new shifting or cracks they said it was the piers they had not fixed were the problem, not the ones they did. Worst money we ever sent. 4951

Jericho, Dawson , Du-West  and Olshan were the companies I had come out.   Of those 4 Du-West was the only one who mentioned a foundation watering system.  Though they charged 3x as much for it than the landscape company did.  And they wanted to do $7000 of repair work that wasn't needed.Jericho was the cheapest.  4951
