Hi, im an educated professional young mom of one looking for a 2 bedroom home to rent. i have been in an apt for 2 years now and the rent keeps going up. i would like to find a rental property by owner where the rent remains stable and where there is a yard for my child to run and play. i have been looking on line and every where seems to vaule credit. i dont have enough credit to apply through these on line channels. i dont my a roommate situation provided that the other person is also an educated professional who leads a decent lifestlye. no drinking, smoking or drugs. i would prefer another female like myself or and older person who does not party. if any one know of a 2 bed room home for rent or a roomate situation. please will you email me at rubybz at icloud. my lease ends jan 2nd 2016. i would idealy prefer not to have a room butthank you kindly 4951

Try the classifieds OR get yourself a boyfriend. You'll find out life is easier with 2 incomes its the attitudes that make it harder. 4951

Good luck to you.
My husband and I loved our apartment but in three years it went from $1175 to $1675 and we said enough is enough.
We were lucky and have a great landlady, we just resigned and she did not raise the rent to our relief. We have wonderful neighbors all around us.
We are also older and frankly all these online things want way to much info and I felt very uncomfortable without at least a meeting.
Not one of 30 real estate agents wanted to meet with me before I gave everything including dna first. They wanted my ssn, dl, dob, and credit history. I said no and it took us 5 months to find a clean suitable safe home in the price range we capped.
 
Everybody wants tmi too often.
Again I wish you the best.

@BeccaAngel: Next year, it will be even tougher to buy a home which will mean rent increases.  Are you looking for a particular neighborhood?  I ask because my real estate friend owns properties all over Houston, including Roman Forest and Kingwood. If you can't find a home, most apartment complex have specials for the first year or two, maybe you could move to a different complex and save some money that way.

@HollyHobby: I know Oct 3, they added new guidelines to make it an easier and are requiring a 45 day close date. www.inman.com/2015/0 6/30/what-you-need-t o-know-before-the-oc t-3-trid-change changes are going to be mainly for foreclosed homes-the credit score and down payment are expected to be higher, more forms to sign, etc.   I can see if I can find the info(my agent friend sent me some links before my lovely computer decided to crap out last month)We just bought another home and with this one, the mortgage insurance will never go away whereas before,once you paid a certain amount, you could have it removed. I know the ARM loans are making their way back-it's as if banks didn't learn anything.

@RogueHippEE: As soon as you have your 20% equity in your house, refi with a conventional loan - no MIP. We have always put at least 20% down and gone conventional just for this reason. Plus then you can decide if you want an escrow account or not too.

Yes and nothing to protect me. I asked for a public meeting or in their office.
Most agents think they hold this golden key. They are a hungry bunch.
 
I too have a long list of absolutes on the want and don't want list. I sold my home, somethings we refuse to put up with. Certain things are musts.
Drama, drugs, booze is a must not. We are too freakin old. Games agents play are stupid. We won't play. Either your professional and want to do business or not.
I was quite lucky to stumble upon my place. It's nowhere near the mini manors I left behind.
The great neighbors, a landlady that hears me and that I trust with my info is a blessing.
My first rental here was a very shady deal everyone let us walk into. 4 months and the house was foreclosed on. It was a mess.
 
It's expensive to move and nobody really wants to do it yearly. 4951

There are not many (If any) two bedroom homes In this area at all, let alone to rent. Three bedroom will be the last expensive, and you are looking at rent of at least 1300-1400 a month +. If you really want a house with a yard, my advice would be to move out to the Cleveland, Splendora or Dayton. Real estate values in Houston metro has shot up dramatically in the past five years.
