I noticed that the house 2 over from ours is vacant again. It has been a rental for several years which we don't really like as the renters seldom maintain the place. The last tenant seemed to be though, he had a small remodeling business. So I asked the neighbor between us what was going on with the property and found out the owner had a "lease to own" deal going and somehow the terms changed and the guy renting the place got mad and moved out. Trouble was he took all his improvements which included new kitchen cabinets, new bathroom fixtures and a hardwood floor that I guess he had installed as part of the deal! The house is a mess! 4951

Not knowing the whole story, I wouldn't want to judge either way but when you rent to own you typically pay MORE than average per the area a month and as you already said you maintain and pay for upgrades you normally would not. Then sometimes the landlord finds a way to wiggle out of the deal and doesn't return the extra rent and gets all those free upgrades. If this was the case, find me the renter and let me high five him. 4951

I think with the high turnover, it's easy to see who is the difficult one to deal with.
 
Even in a rent-to-own situation, I would wait a bit before adding my own improvements. 4951

I've had good tenants and I've had bad ones. One of mine didn't pay for 3 mths. Said she just wasn't paying rent anymore and if I came on the property she have me arrested for trespassing. She told me she knew the laws better than anyone and she was planning to stay there the rest of the yr. I took her to court and she was out in a month and half. One tenant removed the tile floor from the kitchen and dining room. They also took 2 closet doors and bathroom mirror. The rest of my tenants are great. I don't understand destroying the property. 4951

You can go to jail for that. He should of rounded up freebie stuff and took the good stuff. You cant take a whole cabinet and leave wires and pipes dangling. 4951

Its wrong but many times renters will not pay last month and also take things because landlords hold deposits when they shouldn't. Deposits are meant for any abnormal damage done but not normal wear and tear. So renters over the years have learned no matter how clean and nice they leave a place they will never see that money again. There are horrible renters and horrible landlords and the past of both reputations have been damaged to the point that in most cases someone is not going to be treated right. I wont bore you with all my horror stories as a renter or all my dads awful experiences as a landlord. Both sides need to have their @ $$ handed to them... lol 4951

I'm not like that. I only kept that tenants deposit because it cost over $8000 for repairs. I didn't sue them because I knew they didn't have money. They were arrested for check kiting after they moved out. I treat my tenants with respect and they do the same. I've returned deposits when they broke dishwasher door off because they were really trying and kept the house clean. I know there are bad tenants and landlords. My tenants stay for years. Just the two different tenants surprised me because I'd never had a bad experience. The one that tried to live for free owed me for 4 mths when she finally left. But yea you are right, I think if a landlord causes problems, they will end up with problems in the end. 4951

I would rent from @sweetie in a minute.  I do hope I never have to rent a house out.   It is hard to find good people, and it is always hard for good renters to find good landlords.We rented when we first moved to Kingwood, until we decided where to buy.  Our landlord was a real estate company.  They handled any issues right away, and we got our deposit back without any issues.   Best renting experience we have ever had.
