So our home is brand new. When we moved in we noticed the vent above the stove/microwave was not complete. They had to come back and install the rest of it because it was open to the outside. Tonight we noticed something hanging from the vent in the guest bathroom we assumed to be roaches. When my husband took the vent down, they were wasps. 4-5 of them most dead but some alive. We sprayed but now we wonder, could that vent not be closed off? Is there suppose the be a screen or something that could be missing? Has this happened to someone else? 4951

Who was your builder? If you had an independent inspection before closing, they should have caught something like that.

There are always little things that you end up finding with a new build, but you seem to be having terrible luck this this house. 4951

I have had random wasps in my master bath. After seeing 3 or 4 of them, on different days, DH discovered a light fixture that was not properly sealed with a bit of a gap to the attic space. He sealed it and I haven't seen any more. It's been over a month. 4951

My laundry room vent seems to attract wasps.  I haven't gotten the ladder up to climb up on the roof to see how they are getting in.  I went in the attic but all is sealed.  I have to get on the roof to see.  It is not often but I get them in that vent about once a year.   4951

@donnatella:

I definitely didn't rely upon the builder's inspection. I hired my own just before closing and at 11 months.

Before moving any items in, I had the exterminator come and do an inspection and preventive treatment. We've had him on a regular basis since.

It could be gaps from the house settling too. We find them dead in our upstairs all the time. They get into the attic and then i to our AC ducts which aren't sealed well. They end up getting shot out when the AC runs. They have no stingers and are either dead or wounded when i find them so i havnt done anything about it. 4951

I would be doing something about the duct system. If they are getting in your treated air is getting out. Costs you some $$. 4951

Heck, this is SE Texas where bugs are everywhere and besides that KW has a lot of heavily forested areas so even more bugs. 4951

We had Kingwood home inspectors as our private inspector. It didn't even dawn on me to have it sprayed before we moved in. Since closing was late it was already hectic. They are in our vent fan. Haven't seen them anywhere else though. Luckily not the AC vents. The just tore the trees down in the vacant lot next door so I bet that had something to do with it. We're gonna have Ballard's come out Wednesday so hopefully that will help. We never had to think about bugs when renting since they sprayed for us. 4951

You could have all vents and conduits sealed correctly. Down here, sometimes there is nothing you can do to prevent entry if you have a soffit venting system (holes of other slotted openings under the eaves of your roof and and open air out the top apex of your roof). They enter through the eaves. In another house, I used to go into attic in affected area and set off can of wasp bomb. It worked fine. 4951

You failed to mention they were clean, potty trained wasps. 4951

@ET: Not really.  The heat loss is minimum as compared to the cost to reduct the system.  We have done the cost analysis, my husband is a marine engineer.   AC companies want you to think you are loosing so much money on small leaks in a system when in reality you are not.  It is easy big money work for them, so they push it.  My girlfriends husband works for an HVAC company and he said they make almost 100% profit on those types of unnecessary fixes, that and insulating an attic (beyond the minimum that is already there) is really not worth it when you do the breakdown.  Might go up in the winter though with some aluminum tape and see if I can't seal it off just to keep the bugs out.  Probably should look for the entrance hole for those wasps too, but not until it is cooler!

You should contact your builder and address your concerns/issues.  Be polite and stand firm to make sure they fix all the issues within the 1st year. 4951

WTH, why would you analyze re-ducting the house? You said you had leaks not sure why you wouldn't plug them. Isn't the house new? 4951

I just was not sure how they were getting in. I have the builder coming out tomorrow. They have been great. The little cracks in the crown molding from the house settling, they fixed the next day. The vent above the microwave everyone missed took them about a week since we were working a lot that week. Every little problem we have reported has been fixed in a few days. Considering all our electric bills have been in the low $100s I doubt there is a leak in the duct system. I was just wondering if they forgot to put in a screen. 4951
