Do you think that the HOA's in Bear Branch have to much power?? I know they have been sending people out to check on cracks in the driveways then demanding you replace it, happened to us, they had to walk way back to see it. We had planned to do it at a later date, but when they were going to take us to court, we had someone fix just that one section out of five.Years ago we had a neighbor put something obnoxious up right where it could be seen very well by me everyday. I called and told them I would like the owner to take it down to fence level so I did not have to see it. The HOA person that contacted us said if its in back or where we can't see it from the street then we can't do anything about it. But now people are telling us that there awnings or the top of Gazebos are too tall..go figure that.. 4951

They threatened to take us to court over mildew on our house. My husband called and had words with someone in the management office and we never heard about it again. They're absolutely ridiculous. Needless to say, we sold and said ✌ to Kingwood. Loving our new place with no HOA and no restrictions. 4951

Our friends in Bear Branch were recently mandated to replace their entire driveway. It cost them $10k!!! What if they didn't have the money to pay that kind of bill? He handled it better than I did...I think I would have told the hoa to f-off. 4951

@L&Cexp5: They can send letters all they want, but really have no power.  I just ignore their letters at this point.  We have done so much work to the outside of our home since we bought it in 2011 and made the home look amazing compared to what it was.  Do we have some rotten siding?  Yes.  Do I sometimes have stuff in my drive way that I am not supposed to?  Yes.  Do I give a **** what the HOA says/thinks?  N.O.P.E.  I wrote them a letter once and said that until every house in the neighborhood looks like it is out of a Stepford movie and/or they start contributing to the repairs of my home, they can shove it.  **And my husband was on the board at the time!  Listen, rotten siding, cracked driveways, non-edged curbs, etc. are meaningless.  There are so many homes in each of our communities that are derelict yet they are not doing anything about it.  Know why?  Because, obviously, those people/homes give zero ****s.  So they go after the conscientious people because they know they will get a reaction.  A friend of mine is a police officer in VA.  She has told me on more than one occasion that when she has to opportunity to pull over two cars, a beater or a sports car, she will always go after the beater; because it is easier.  The beater is less likely to "know someone" and make a scene.  They will pay the ticket/fine and go away.  A person who has a super expensive care will more than likely "know someone" or at least claim to.  It is too much of a headache.  Much the same with the HOA's.  They go after the little stuff because they know they can scare you.  If someone has a home that is a ****hole, it is beyond caring so it is not worth it to them.  So try your best to keep your home nice, and tell the HOA to go shove it!

My HOA in SWH is very strict about cutting down trees so I abide by the rules and now I have a cracked driveway. 4951

Hi all. I'm having some issues with the elm grove group. They send non specific certified letters. I called and let them know we were treading water with an extremely ill parent p who lived with me and yet just yesterday I got a nother letter, not really saying what was wrong other than rotted wood.and my mom just passed away.
 
There seems to be seems to be a lot of driveways being redone also.
 
But seriously what are the options. It seems so small to get a lawyer over boards that I don't even know what they are referring to. Lastly the guy that is in charge if this owns some company in humble that all his job is is to drive around and harass homeowners and enforce things, but what is reasonable.  if harassing people is a measure of a good job...  I just don't have the ability to deal with this all right now...any thoughts? I am really at whits ends. 4951

So the only day you can see our garbage cans from the road are on garbage day. And yet we get a letter every 3 months or so about them. I throw them away - frankly, I couldn't care less about that. Now if they dare walk on my property and tell me about our cracked driveway, I'll be giving them a call. We keep up with the yard and keeping everything clean and neat. We pay our dues on time. My cracked driveway, up by the garage, is certainly not devaluing the neighbors' houses. 4951

I chuckled at your "devaluing":  at the meeting with the appraisal appeal board, I learned that their valuations do not consider landscaping or driveways.  foundation problems only if you have a written report from a foundation company;   even interior conditions are questionable.their viewpoint seems to be only square footage, recent sales, and comparable valuations.... 4951
