that drip on the outside by your outside unit is the telltale sign. Mine dripped and my linen closet was damp. I bought those moisture crystals and went through a bag a week. I called Kingwood Air Solutions on a Sunday. He was there in an hour and had it fixed. Never had another problem. He charged regular rate for a Sunday emergency.
Now I just call the landlady. I've purchased a new unit for my Arizona house. Only one I'll be buying.
@beadweaver: Well I'm not a certified HVAC repairman but normally the capacitor is outside in the main unit with the fan and compressor. The capacitor kick starts the compressor or blower mower with an extra jolt of electricity. The leak from the drain pipe exiting the house is a sign that the primary drain for the evaporative coil in the furnace/blower in your attic is clogged and the overflow pan is taking on water. It isn't uncommon for it to overflow and drip down onto the drywall of a ceiling if the pan is not level. Many units use a float switch that will cut off if the water level get too high, sort of like a toilet float valve does in the tank.
@Chrisinkingwood: Correct - capacitor provides boost to start the compressor which is the most expensive and energy-hogging part of an AC system. There is nothing you can do to prevent capacitor failure. When they die, they die, and then your compressor won't start, and it gets really hot in your house.Have had two experiences with Deerwood in the past, both positive. Have not dealt with Kingwood AC.Â
