If you were building a new home, what would be your "must-haves" as far as extras or upgrades?  I actually have three lists (deal breakers, important, and nice to have "icing" items).  We have purchased a 1-1/2 year old Emoticonre-owned as a first home, then built from the ground up, for the second. Contemplating another move and I'm starting to nose around and make early plans. We have been in our current home for 15 years, so I wanted to get a feel for what people are looking for as far as pre-owned and new builds, since both will be in our not-to-distant future. 4951

Except for #1, no particular order1) Highly energy efficient - good insulation, double pane quality windows, high SEER multi unit ACs, LED lighting, gas cooking, heat and hot water. All Energy Star appliances.  2) Pool - I could not live here without one.3) Full yard sprinkler system4) Separate MBR area from guest rooms - all with large closets5) Three car garage6) Large master shower, multiple heads.7) 10' ceilings minimum.8) Outdoor kitchen setup9) Large kitchen island 4951

@ET:   Good list.  I might change #8 to a large screened-in patio with ceiling fans.

Energy efficient 4 car garage4 bedrooms , master must be 16 X18 or larger with an onsuite9 foot ceilingslarge shower w/ bench in master bathroom plus 2 separate sinks , no tubhard wood floors thru entire house except kitchen & bathswalk in closets in each bedroom1 year warranty on homeCovered patio & screened in porch area no less than an acre of property , we do not want close neighborsE-gas windows -double or triple pane6 panel doors thru out homenatural woodwork , no painted woodwork at allif you find this house let us know, we have been looking for a year  with no luck at all 4951

Well - If I were going all out.....Lg upscale Kitchen with bar large enough to seat at least 4 Lg PantryLaundry room with sink and shelvingPlenty of closet spaceLarge Living space that opened to outdoor living spacePool and outdoor kitchen for entertaing - Hot Tub and waterfall feature on the poolLarge Tub in Master with mounted TVNice guest bedrooms with adjoining bathroomsNice space for my doggies which I must have even with a dream home.... 4951

Since I plan on spending my retirement in a hotel and NOT a house I have to clean, all I need is a bed, bathroom, coffee pot and room service. No tv but plenty of music. Maybe a chair. 4951

I think a lot of these suggestions sound nice but as I get older I actually want less. A big house costs more to heat and cool even if it is efficiently built and you have to furnish it and do the housekeeping to keep it nice. I do think I would want a good sized air conditioned workshop though! 4951

@WJo:   The two sinks should be set tall.  We have one low and one high.  Both of us prefer the higher one.
