>> Some real estate agents don't keep weekend hours. Which I find to be totally backwards. But if you go online and look at houses and then try and call the offices, a lot of times they are closed and you get directed to the office directory or voicemail. I am not a fan of real estate agents (no offense to anyone who is one), I just feel like I can look at a home/contact the owner with out a middle man.

@beadweaver: We are trying to do that with my MIL. Hopefully it all works out. You save a lot of money and headaches that way. But the downside is, you have no one creepily following you through a home pointing out the obvious rooms....."oh, the one with the oven is the kitchen?! Thank God you are here, I would be so lost without you..."

Oh I have a horror story or two for you. Not for the board. If big IF we buy again it will be owner and owner with a real estate attorney. Buying a home here opened my eyes wide. Peeled my lids right off for ever more.
We have talked about a small plot of land and a cottage. Not in texas.
