What's up with housing prices in Kingwood?!

So I like to look at real estate for the fun of it, mostly expensive homes (500K and up) just to see what you can get for your $$.  Growing up on Long Island (NY) where housing prices and taxes are just stupid high, it's fun to see what you can get here in TX.  But OMG, what is with the disparity in prices around here?!  I am looking now for my MIL so I am looking at more "reasonably" priced homes (200K and under), and some people are just out of their minds.  Here in Trailwood Village alone, there is a huge gap in the market.  I mean I get it that you list above what you really want because people are going to offer low and then negotiate, but seriously?!Beautiful home, little dated, but meticulously kept.  I would have said $250k:  www.har.com/1903-tho usand-pines-dr/sale_ 54237435These people have to be kidding.  I wouldn't pay $85k for this POS: www.har.com/2003-sou thern-pines-dr/sale_ 37834427And them too, really?  $305?  Come on!:http://www.har.com/2002-laurel-hill-dr/sale_66268463(above) you are going to put yourself in the same category as these guys???:http://www.har.com/5010-riverside-oaks-dr/sale_55636155http://www.har.com/8322-trophy-place-dr/sale_40811791http://www.har.com/5614-spring-lodge-drive/sale_70782232http://www.har.com/4534-brook-shadow/sale_29824915I told my husband, if the Laurel Hill house in Trailwood sells for anywhere near his asking price, we are packing up our **** and putting our house on the market for $415K!  This is just insane! 4951

@allymansfield: We've thought about that too!  However, where do you go when you sell?  Pay a ridiculous price to buy another one?.....we don't want to leave KW.  An apartment?  No thanks!  Rental houses are going for an arm and a leg too!

yes, everything is very expensive it's a beautiful place to live with good schools but, a lot of the houses are kind of old and need work done for the amounts people want  4951

@djchavez0921: We bought in 2011 and paid next to nothing for our house because it needed a lot of updates.  We have done a tremendous amount of work, all new hardwood floors upstairs, granite tiles in the dining room and formal living room, almost all new electric throughout, etc.  We could make a killing if we sold our house for anything over $300k.  We would buy again in Kingwood, something in the $500K or up market.  We know this is not our "forever house" but don't have any serious plans to move yet, unless of course we can sucker someone into buying our house for these ridiculous prices!!!

We moved here and rented a couple years ago so we could save up a nice down payment. When it came time to buy, though, the home prices shot up and simply did not justify the condition of the home. I'm not spending $250K or more for a house that needs lots of repairs or drastic updating. We ended up building a new home and got exactly what we wanted. The yard is not as big as some of the houses we looked at, but I can live with that. 4951

Home values have definitely sky rocketed in our northeast area. I think part of it has to do with Generation Park coming in off the Beltway by Summerwood.   4951

Your not going to get a house in the area for 85k. Unless there is severe structural damage. Sorry walls can be painted and floors can be ripped out and replaced. 4951

@allymansfield: maybe they got their HCAD appraisal values and said, damn we can get $XXX,XXX  for our house lets sell...lolThe house on southern pines is a deal @ $161,200 since HCAD has the appraised value at $217,753 4951

It's not just Kingwood.  Prices in all areas of Houston have skyrocketed (Katy, The Woodlands, Sugarland, Friendswood, League City).  And you will pay a bit more for the areas the have "good" schools.  I can go over to Oakhurst and buy a brand new house (with upgrades) for much less than what I would pay for an old house without updates just to be zoned to KW schools.  That's the sacrifice you make to be zoned to KW...We are just catching up with the rest of the US! 4951

We bought when the market was down-ish (2008)...and we could make about ~80-90K profit.  But @djchavez0921 is right-where would you move to?  We could afford to buy a more expensive house than what our current mortgage is, but we likely would be buying right back in our neighborhood since those prices have gone up.  We are waiting to see what the new neighborhood off of Mills Branch (Royal Brook) is going to be like.  I emailed Friendswood Development Company a few weeks ago and all they could tell me is that it is slated to open later in 2015 and prices are from the 320's.  So I'm anxious to see what builders will be there and what the floor plans/sq ft will be. 4951

That house is a mess though. My husband was on the board when it got foreclosed on. Eaten up with termites and mold. Damn near condemned condition. Shoot, it's missing two windows and the pool is a health hazard. Has been a bane for the HOA for almost 2 years. I wouldn't go in there without a confined space permit and breathing gear! 4951
