We don't but I just called to get it. We just got our 1st house on the 13th though. Unfortunately it won't take effect for 30 days. We are still deciding if it is worth it. Its $405 annually. 4951

I just paid ours, I figure it's worth the $430. We flooded once in PA, it's nasty and destructive. Thankfully it was a rental and was mostly the kids playroom in the basement. We moved out asap. 4951

We don't have flood insurance. Even through Ike & Rita (and just now) thankfully there wasn't even puddle in the street in our development, and our property is elevated well for runoff plus French drains. Do you think it's risky or wrong to go without flood coverage (11 years this July)? Hope I didn't just jinx myself! 😁 4951

@King Of The Woods: Same here... 11 yrs. this past Feb. never bought it and never had a problem.

A lot of people do not know that flood insurance is a great thing to have, BUT they only pay a base rate for replacement, unlike your house insurance, example if you have Virginia hand carved wood floors in you LR that cost $9000, you will only receive a medium price for standard flooring. 4951

We lived in the Addicks Reservoir ( far west Houston) and were surrounded by bayous so we had flood insurance. Then we had 11 inches of rain dumped on us in a very short amount of time. All the roads surrounding our neighborhood were a little flooded and we couldn't get out for a few hours but our street never flooded and our house stayed high and dry. We cancelled that flood policy the next day. We figured if 11 inches won't flood the house, nothing will. Unless a storm of biblical proportions occurs and in that case we are all screwed. 4951

It really does matter where you live.  The folks that are on the water or in the zones need to have it for sure. I am always amazed at those who don't then whine when floods happen.
 
@Stealth83:  Very true.  If you apply for flood insurance, they base your fee on the elevation of your home.  The higher you are, the less you pay.If I remember correctly, the government bought out a lot of the lower homes along the river after the 1994 flood and tore those houses down.
